The Board of Directors is pleased to announce that Timbercreek Homeowners Association has entered into a new agreement with Comcast Cable to continue providing cable services at a bulk discount rate to the Community. The Board spent considerable time and effort before reaching a decision and reviewed many options. Discussions have taken place at Board meetings over the past year, with resident participation. Residents will be receiving additional services without paying more than current contracted rates and saving significantly versus standard residential rates. This memo is to inform each of you of the new services that you will be receiving along with a synopsis of the cost savings we were able to achieve The term of the new agreement will begin on January 1, 2012 and end on December 31, 2016. As of January 1, 2012 Comcast will be changing its signal from Analog to Digital; this change will enhance the quality of the picture and sound you will be receiving. All television units (including Digital TV's) will need a Digital Adapter (DTA's) to receive this Digital Signal from Comcast. Included within the Timbercreek Bulk Package you will receive up to three (3) DTA's per household. Additionally the Board successfully negotiated one (1) High Definition (HD) Set Top Box to be included with your Bulk Package (with Video on Demand (VOD) capability), thus each of us will be able to get a High Definition Quality picture for one (1) TV included with our monthly fee. In summary each of us are entitled to receive up to three (3) DTA's for enhanced Digital picture and sound along with one (1) HD Set Top Box for High Definition service. Any additional televisions that you would like to have HD service capability on you would simply add another HD Set Top Box from Comcast and be billed monthly individually by Comcast for the additional box. Homeowners who would like to subscribe to DVR services would also contract directly with Comcast for this service and be billed monthly by Comcast. The Board also solicited a bid from AT&T for U-Verse Service, but determined that the cost was considerably higher than Comcast. The implementation of the new service: Each Homeowner will receive a package from Comcast that will contain information on the new services. Included in this package will be a coupon from Comcast outlining their services and what each of you needs to do. REMEMBER THIS COUPON HAS AN EXPIRATION DATE OF MARCH 1, 2012. Once you have the coupon in hand and you decide to upgrade, simply call the number on the form (561-688- 6800), inform the customer service representative that you are part of the Timbercreek Bulk Agreement and schedule a date and time at your convenience for a Comcast Representative to visit your home and install the necessary DTA's and HD Set Top Box for your Televisions. You may also choose to pick up the required equipment directly from Comcast and install it on your own. Since the enhanced services are available to you immediately, we suggest you contact Comcast as soon as you can. If you would like to add any additional services (another HD Set Top Box or DVR Services) and you do this at the same time as upgrading your bulk service you will not have to pay the Comcast standard $39.99 installation fee for any additional service. If you add any additional services at a later date then Comcast will charge their customary installation fee of $39.99 at that time. Remember the coupon expiration date and that Comcast will be changing its signal to a digital format around year end so if at all possible upgrade as soon as you can. Below are some explanations of Cable Company Terminology: 1) DTA's Digital to Analog signal adapter. Since Comcast is changing its signal to a digital format from analog you will get an enhanced picture and sound quality with the new signal. However all televisions will require this adapter to work properly. 2) High Definition Converter Box This is a built in DTA along with the capability to provide High Definition Quality to a High Definition TV. In order to receive this HD quality picture and sound you must have a High Definition TV. This top box converter is also capable of Video on Demand (VOD). 3) Video on Demand This is a feature where you can order movies and other features through the menu selection on your remote control (Comcast provided). There is a fee for each movie you order. 4) DVR Services This is an additional service that you will be billed monthly by Comcast if you choose to subscribe to it. You would be able to record TV programs directly to the hard drive of the Set Top Box and watch them at a later date. If needed you can be watching one program while you record another different program. The Comcast Old Agreement costs used above for comparison purposes was the 2011 contract and allowing it to automatically roll over under its' terms and conditions. AT&T U-Verse requires a High Definition Top Box for each T.V. The new Comcast Agreement Costs are reduced by the one time signing incentive of $24,880 received by the Association from Comcast.

If you already have HD service when speaking with Comcast you should inform them of this. As long as your present HD service is not part of a package deal that you presently have Comcast will stop direct billing you for the HD service. Comcast does not break up or pro-rate any service programs (deals). It is important that you call (561) 688-6800, Comcast representatives at this local office will be able to help you. 3. Remember that the enclosed coupon from Comcast expires March 1, 2012. You should contact Comcast asap because the new digital signal will take effect approximately at year end. 4. There is no charge or cost to you when the technician visits your home to install your HD set top box and DTA's. However if you want any additional HD set top boxes order them now to avoid an installation charge at a later date. The present install charge at a later date is $39. 5. Please call Comcast asap because the enhanced services are available to you immediately. In summary, you are receiving enhanced cable service with up to 3 DTA's and 1 HD box for a Timbercreek negotiated bulk rate that is significantly lower than Comcast's standard residential rate.
