Who are you? Building Owner or Manager Design Engineer General Contractor Commissioning Agent Coffee Barista!

Questions of the Day (Part 1) Q1: What s the correct name for these systems? Q2: Who are the contractors in Hawaii? Q3: Web Based Systems, what does this mean for me? Q4: Why Air Conditioning control by DDC? My Chief Engineer can control the Building just as good! Q5: What about Lighting Control, why not a time clock? Q6: Are there any buildings doing Sub-Metering using these systems? Why?

Questions of the Day (Part 2) Q7: What about BACnet vs LON? What is native BACnet? Q8: What is an Energy Kiosk do? Q9: I heard of Dashboards, what, like my car? Q10: What do I do if my systems totally fails? Q11: Is there really a big difference between manufacturer A & B? Q12: Questions?

Q1: What s s the correct name for these systems? Every Specification has a different name! EMCS Energy Management & Controls System EMS - Energy Management System BAS Building Automation System DDC Direct Digital Control System

Whatever makes you feel good! For today s talk we will call the system: Building Automation

Q2: Who are the contractors in Hawaii? Johnson Controls Trane Island Controls (Automated Logic) Hawaii Energy Systems (Alerton) American Controls (Delta) Carrier (Carrier Hawaii) Automatic Controls (Invensys) Honeywell And more.

Q3: Web Based Systems, what does this mean for me?

Web = Internet or Intranet To be a Web Based System, the system must be Browser Based. NO SPECIAL SOFTWARE, No special licenses or seat fee s. Intranet, using your Local Area Network (LAN), without allowing the access through the Internet.

Why Web Based? No need to drive to work every time a schedule or temperature needs to be changed. Technical assistance, with in minutes vs HOURS!

http://167.167.09.167 Internet Browser

Q4: Why Air Conditioning control by DDC? My Chief Engineer can control the Building just as good!

Chiller Plants are Complicated Variable Speed Chilled Water Pumps Chillers Cooling Towers Selections Chillers Pumps Cooling Towers

Too Many Moving Parts! Variable Speed Fan based on Static Pressure Modulating CHW Valves based on Supply Air Temp, Sometimes with Return Air Reset?

Direct Digital Control Distributed Processing Communications Lost Program & Schedules still operate All Controllable Inputs & Outputs

Time Schedules By Campus By Building By Floor Computer Rooms? Holidays Special Events Last minute changes

Q5: What about Lighting Control, why not a time clock?

Time Clocks Holidays? Season changes? Programming or manual pegs? Do you have instructions how s your memory?

Automated Lighting Control Time of day By entire building By floor or room By Event Schedule Outdoor Lighting Longitude & Latitude

Weather information Sunrise Sunset Today s s forecast?

Sunrise / Sunset (Web Based)

Sunrise / Sunset (Web Based) Today s Sunrise Today s Sunset

Q6: Are there any buildings doing Sub-Metering using these systems? Why? Outrigger Beach Walk DOD Hawaii KSBE every Campus All State Office Bldg s NORESCO All Community Colleges JCI

Sub-Metering Need a Base-Line of Energy Usage before performing Energy Retrofits. Need justification to retrofit.

kw Meter attached to a Chiller Integrated with the BAS

Q7: What about BACnet vs LON? What is native BACnet?

BACnet is an ASHRAE Standard (Free). Lon is Manufactured by Echelon

BACnet VFD Interface: BACnet built-in most VFDs as standard product

Q8: What is an Energy Kiosk?

Content: Determined by user. A TV connected to the BAS Display of Static Information or Display and Interactive ADA Installed Cost: Between $12,500 & $50,000 Security (Enclosure)?

Q9: I heard of Dashboards, what, like my car?

Yes, like your Car?

Q10: What do I do if my systems totally fails?

Disaster Planning Have a plan to manually run your plant. Some designs do not allow the Building Automation System to reconfigure the plant, so you need to have a plan in place. Have a plan to manually operate your vital equipment (AHUs,Lighting, etc.).

Q11: Is there really a big difference between manufacturer A & B?

YES and NO! There are feature differences, but they may not be your highest priority. When selecting a system, you need to know what you want out of the system? Easy of use (Important, Not Important). Graphics (Important, Not Important). Support from your vendors local office? You must be involved in this decision! GC / Mechanical Contractor?

Q12: Questions?
