7 Bright ideas We understand having a well-balanced, attractive and coherent visual strategy enhances the wellbeing of patients, staff and users alike. Importantly it avoids confusing patients who are vulnerable to becoming disoriented. The wayfinding system on the Royal North Shore Hospital Redevelopment Project is enlivened by the use of colour while the internal finishes also help people find their way. Evidence-based design The application of evidenced-based design utilises the findings of leading health experts to implement design initiatives directly linked to enhancing patient care and outcomes, and improving the productivity of nursing staff. Thiess approaches all healthcare projects from a patient-focused perspective. Healthy by design The King George Central office tower project in Brisbane includes the Heart Foundation s Healthy by Design features such as a cycle centre, a healthy choice café and user friendly stairwells running to all floors from the ground level. Thiess has put the health needs of the community at the forefront of the design and construction process.

8 Case Study Partnering with government to deliver health infrastructure

9 Thiess is partnering with Queensland Health to deliver the Townsville Hospital expansion. The redevelopment is part of a major network of hospital infrastructure projects meeting the future health care needs of North Queensland and improving patient outcomes. Stages 1 and 2 of the redevelopment involved designing and constructing the $94 million, four-storey North Block, relocating the Intensive Care Unit to the new building, and then expanding and refurbishing the neonatal intensive care unit in the existing Acute Care Block. Undertaking redevelopment works in an operating hospital environment brought its own set of challenges which were overcome with innovative thinking. To reduce vibrations to the adjoining hospital, concrete saws were used instead of jack hammers to maintain 24/7 operations for the emergency department and operating theatres. The project team also used a single tower crane with a 70-metre jib, enabling access to all parts of the building, and eliminating road closures and interruptions associated with mobile cranes on the roads. Now complete, the North Block houses the largest emergency department in Queensland, an expanded medical imaging area and intensive care unit, and a 34-bed maternity ward.

We were not only able to brief, design, contract and commence construction of the Master Builders Association Awardwinning building within a 12-week period, but we completed the project six months ahead of schedule. We deliver the next generation healthcare solution that places people first westmead: Built on the principles of partnership For Westmead, we developed a new form of contract, which remains a unique model for the delivery of health facilities within a fully functioning hospital. The Western Integrated Network Partner concept allowed us to manage the project, develop the design and documentation, and construct the works in various stages. It was built on the principles of partnership, early warning of issues and the resolution of financial matters by agreement. The contract also required Thiess to warrant the project cost for each milestone when the developed design was at a stage where it could be effectively priced.

On brownfield projects we employ a single step construction process where disruption for patients, medical staff and services is minimised. We work closely with clinical staff to schedule planned maintenance and handover activities, recognising that the hospital environment is fluid and patient care takes priority. Transferring to a fully operational hospital is achieved by: Identifying essential utility services prior to construction and carefully planning to mitigate the effects of any necessary service disruption Ensuring spare plant capacity and back-up power supplies Actively managing the implementation of service provision. The advantages of a one-team approach include: Smooth transfer of knowledge and innovation across projects Integrated design, construction and operation An intense commissioning phase, allowing all systems to be reliability tested before full operation Reduced number of project interfaces. THE EXTRA STEP Careful cost planning and design management at the Westmead Hospital Upgrade delivered $10 million of savings, which were reinvested back into the project. Westmead was completed two months ahead of schedule and under budget. The Clinical Services Building of the Royal Prince Alfred Hospital features a hot floor solution developed by Thiess to bring together a nucleus of critical care services in one centralised location.

16 Delivery Operation and maintenance a single provider model that delivers enhanced whole-of-life solutions Many contractors will offer whole-of-life as part of their design considerations but ultimately walk away at the end of construction. We are so confident in the quality of the facilities we deliver that we actively seek opportunities to undertake their long-term operations. Planning Our integrated approach ensures the Thiess Services facilities management team contributes upfront to the design development stage and throughout procurement and delivery, rather than being limited to a post-construction role. The following benefits are realised: Optimum balance between capital expenditure and life cycle, and operational costs and warranties Early identification of the most appropriate location of major and minor plant rooms Plant and equipment selection and procurement is led by Thiess with full input from Thiess Services to find the optimum balance between capital outlay and the life cycle of selected equipment A united approach is taken to the selection and procurement of fittings, furniture and fixed equipment for the facility with key considerations given to client and specialist clinical requirements; life cycle and operational costs; warranties; and ongoing operational maintenance. Operations We take a planned approach to supporting clinical services. We have tailored our Maximo asset and works management system to effectively manage the common risks associated with facilities management in health infrastructure. Maximo can be fully integrated with our 24/7 Helpdesk function and the automated building management system. Functional criticality and KPI parameters are allocated to assets and locations in Maximo. This functionality enables targeted service response, which aligns with the hospital s operations as well as contractual KPIs. Ultimately, it eliminates unplanned disruptions and reduces operating costs.

19 The $1.127 billion Royal North Shore Hospital (RNSH) and Community Health Services Redevelopment is the largest hospital redevelopment in New South Wales history. Thiess work showcases unparalleled expertise in complex brownfield health project design and construction, consolidating more than 53 outdated buildings into an integrated campus of impressive purpose-built facilities. The project incorporates the: Community Health Building an eight-level, 10,000m 2 building Acute Services Building the highly efficient, nine-level, 96,000m 2 centrepiece of the redevelopment project Douglas Building Refurbishment Multi-level car park new seven-level, 567-space building of 23,000m 2 Additional works including pedestrian link bridges, roads and civil works, services diversions, demolition and decanting. Smart design and construction have ensured in-built flexibility so the campus can expand to meet Sydney s future healthcare needs and adapt to future developments in healthcare. The Public Private Partnership involves the financing, design, construction, operation (with the exception of providing clinical services) and maintenance of the facility for a 28-year period.
