3 History of the Firm Landry/French Construction was formed by Denis Landry and Kevin French to combine more than 60 years of construction management and operations experience. Our office located in Scarborough, Maine employs well educated and highly skilled Project Managers, Estimators, Site Superintendents, LEED Accredited Professionals and MEP Coordinators. Landry/French Construction is well known in the Maine Construction industry for providing exceptional service. Landry/French currently has active projects in York, Portland, South Portland, Yarmouth, Scarborough, Topsham, Gorham, Biddeford and Old Orchard Beach, Maine. Many of these projects are with repeat clients. Strengths of our Firm Streamlined Pre-Construction Process: Landry/French s core strength is with the pre-construction process. We feel this is the most important phase of a project to essentially get the project down on paper first, explore different ideas and iron out the details before bid documents are prepared. We thoroughly enjoy the process and feel we bring tremendous value to the table. Approximately 70% of our annual work is in the form of a construction management agreement. Proven Track Record - Over the years we have repeatedly proven our ability to meet budget, schedule and quality requirements, while effectively planning and managing the work with minimal impact to on-going operations, and deliver projects on time. Many of our clients come back to us with repeat work or highly recommend us to a new client. Customer Service - For years our message has been clear to our employees and clients; to provide exceptional customer service and communications and to be committed 100% to our clients. We have always promoted a positive working relationship among our customers and design firms. We constantly make sure our clients know they are getting preferred treatment and that their project is important, no matter what the size. The size and type of project of this Library is a perfect match for Landry/French. The contributions our team will make in regard to Estimating, Value Engineering, Construction and Subcontractors are as follows: Estimating/Cost Control - The Landry/French estimating team gathers key information during initial project meetings to be used to develop the baseline budget estimate for the project. As the design continues, new estimates with increasing detail will be generated and distributed to all the team members. Particular attention will be paid to any variances from the original budget and schedule. All team members are involved throughout this process, so accurate construction cost estimates are aligned with the program funds available and each team member is equally informed as the project matures. Value Engineering - Landry/French estimating and project team members have the experience assisting clients with the task of maximizing program content within the project budget. Value engineering is not simply a buzz phrase for cost reduction, but is a defined method to address the question, "Is this the most cost effective program to meet the owner s needs, both short-term and long-term?" At the outset of conducting a value engineering analysis, Landry/French Construction will review and study the project documents to understand design intentions and the function of the completed project. As part of our preparation, we will ask any and all questions necessary to clarify that understanding. Landry/French Construction will then thoroughly analyze all systems and costs. Using historical information for comparison, we will quickly ascertain whether system costs are out of line with similar projects. Then, prior to making any recommendations, Landry/French will enlist the assistance of its subcontractors to provide Page 1
4 any additional suggestions or alternatives. At the end of the value engineering process we will evaluate, criticize and test all alternatives, and the team will determine which of these alternatives offer the greatest potential for cost savings. Finally, we will analyze the final cost of the selected alternatives and then present you with a list of alternatives in order of descending savings potential for a final acceptance. Analyzing Subcontractors - Landry/French will analyze potential subcontractors and vendors to ensure that their relevant experience, availability of labor and supervisory personnel, procurement control, adherence to schedule, safety, workmanship, quality control and financial strength is appropriate for the project. Present construction market conditions will be analyzed and subcontractors present workloads will be considered carefully to avoid a subcontractor being over used or extended beyond their financial capability. Similar Projects We have chosen to feature the following five (5) projects, either because of the similar building type, construction delivery method, or because it represents a community/public type of project/client. 1) Merrill Memorial Library Yarmouth, Maine Landry/French Construction is working closely with the Library Trustees along with the Architect on the preconstruction phase of this project. Libraries have changed dramatically since 1905 in both the services they provide and the level of technology needed to support them. This renovation will update the building to meet the needs of the next century. The renovation project will open the third floor for programming and public use. Book groups, poetry groups, art blabs and other program will be able to use the turn-of-the-century space for meetings and presentations. The renovation project will also refurbish the second and third floors, to bring them up to current standards for fire code, safety, and ADA. A covered entryway will offer a place to gather and a safe way to enter the building. Total Cost of Construction: $1.7M Year Completed: Preconstruction Underway Construction estimated to be complete in August 2014 Owner: Dale Akeley, Owner s Representative, Architect: Barba + Wheelock Architects, Nancy Barba, 500 Congress Street, Portland, ME L/F Staff: Kevin French Project Executive; Matthew Gagnon- Project Manager; Ian McCracken Estimator Contract Type: CM 2) Community Counseling Center Portland, Maine Landry/French completed an addition and renovation project for Community Counseling Center totaling more than 43,000 s.f., located at 165 Lancaster Street in Portland, Maine. This 1920 s building had many issues which needed to be addressed, including code compliance upgrades, water leaks, restoration of the exterior and repointing of the brickwork. Page 2
5 This project enabled the Center room to expand its mental health, education, and wellness programs that serve over 6,000 individuals and families a year. The new building provides a welcoming space while contributing to the revitalization of the Bayside neighborhood. The new space allows the organization to offer more services to the thousands of Greater Portland residents it serves each year, including group space for community organizations to meet in. Total Cost of Construction: $1,819,000 Year Completed: 2011 Owner: Boulos Property Management Paul Ureneck, One Canal Plaza, Portland, ME Architect: Morris Switzer (Interiors), Jon Boyd, 183 Middle Street, Portland, ME / TFH Architects (Exterior) Ryan Senatore, 80 Middle Street, Portland, ME L/F Staff: Kevin French Project Executive; Scott Cristina Project Manager; Jeff Barker Site Superintendent Contract Type: CM 3) Casco Bay Ferry Terminal Portland, Maine A landmark building that Landry/French is currently working on is the Casco Bay Ferry Terminal building renovations and addition. This is a significant landmark in the historic Old Port in downtown Portland. The terminal project includes expanding the waiting area by 4,500 square feet and moving it closer to gates 4 and 5, which are used more. The expanded terminal will allow people to see boats at gates 4 and 5 from inside the waiting area, alleviating congestion from people waiting outside. The terminal will also have newer restrooms closer to the ticket counter so employees can better monitor them. The first phase of the project, repairing and replacing pilings on a portion of the pier, should be done by early fall. That phase brings the total cost of improvements to about $3 million. Landry/French Management team has daily interface between Casco Bay Ferry operations, City of Portland, and MaineDOT. 6 4) Midcoast Hospital Medical Office Building Topsham, Maine Landry/French was selected as the Construction Manager for a new 10,905 s.f. medical office building. The building is located at the corner of Governor Way and Community Way. The building is steel framed, with metal stud exterior walls, and a wood roof truss system. The building was designed to give maximum flexibility to Midcoast Hospital for future growth and changes. This Medical Office Building consists of 11 exam rooms along with a lab and support offices. The architect designed the exterior of the building to fit the local community design. Total Cost of Construction: $2,407,000 Year Completed: 2014 Owner: Midcoast Hospital Architect: SMRT, Ellen Belknap, 144 Fore Street, Portland, Maine 04101/ Gawron Turgeon Architects, Stan Gawron, 29 Black Point Road, Scarborough, Maine L/F Staff: Kevin French Project Executive; Mason Rowell Project Manager; Rick Nanartowich Site Superintendent Contract Type: CM at Risk 5) Bangor Savings Bank Business Center and Branch Augusta, Maine Landry/French Construction was selected as Construction Manager for the construction of a new 15,000 s.f. Business Center in Augusta at the site of the Augusta Crossing. The ground level includes the mechanical space along with employee offices, a kitchen and break room. The first floor level will locate bank operations, which include teller pods, a conference room, and several offices. The 2 nd floor level includes a large meeting space which will be used by Bangor Savings Bank, but will also be open to the public for special events to be used after business hours. Unique features of the building include a large rotunda with glass windows, a skylight, and a green roof. 7 Approach to Managing Project Landry/French Construction and its project management team are experienced in forming team relationships with our customers, design firms and subcontractors. This teaming approach facilitates a better understanding of the overall project, individual duties, team responsibilities, phasing, budget, and schedule constraints. Landry/French s business approach and one of our core values is to exceed the expectations of all the team members involved with the project. This begins by assigning a management team with strong relevant experience, proven management skills, and by developing an interactive, inclusive working relationship with Owner, Architect, and the Landry/French team including the subcontractors. With strong leadership that encourages a team attitude and open communications among all members of the team, the common goals and objectives for the entire team can be achieved. Open communications is a foundation of the Landry/French Construction culture. We feel it is very important to involve all stakeholders at the beginning of every project to get them involved in the process and make them feel a sense of ownership of the project. This process results in an atmosphere in which all team members identify challenges at the onset and work together to seek innovative approaches to dealing with challenges and improving processes. This approach leads to opportunities to improve milestone dates, reduce actual costs, eliminate accidents and deliver the highest quality consistent with the budget. In-Kind Donations We have worked on past projects at NHSPCA ($1.6) and YMCA ($8.5) where in kind donations were received and used as part of the project. It will be important for the construction manager to include the potential in-kind donation in each bid package going to subcontractors and vendors. Once the bids are received we will evaluate the proposal for potential in-kind donations. In the past we have seen subcontractors inflate their price to justify In-Kind donations. It will be important for the construction manager to have the tools in place to fairly evaluate the proposals and report back to the construction team the proper information. Bonding Capacity Landry/French Construction enjoys a current bonding program of $12 Million single project and $20 Million aggregate. Key Staff Director of Pre-Construction Services: Kevin French Kevin French has more than 25 years of construction experience. Kevin has extensive leadership capabilities as well as the technical construction skills required for many types of projects. Kevin specializes in the Pre-Construction and Planning phases of a project. His philosophy is that planning, organization, attention to detail, and budget control are always important - no matter the size of the project. Kevin was instrumental in the success of Landry/French s major CM projects, including Baxter Memorial Library, OceanView Lodge Addition, Blueberry Commons, Legacy Memory Care, Midcoast Hospital MOB, and many others. 8 Cost Estimator: Rick Cormier As an Estimator, Rick provides cost estimates for project proposals and bids and for value engineering reviews. Rick has more than 10 years of experience in the construction industry with a broad range of experience. Rick was previously a Project Manager and was involved with Business Management activities prior to his role as an Estimator. Rick has worked on education, commercial, financial, housing and public safety projects. Project Manager: Matthew Gagnon, LEED AP, MEP Coordinator Matthew is a Project Manager and LEED Accredited Professional with more than 13 years of experience in the construction industry. Matthew has managed a wide range of projects since 2000 including a $32.M 6-story hotel in Boston, a $19.9M Dance/Theater renovation and addition for the Boston Conservatory, and a $30M renovation to the Maine State House. Matthew has specific experience as MEP Coordinator. Some of Matt s recent project experience includes the Merill Memorial Library Historic Renovations, Casco Bay Ferry Terminal Renovation and Addition, Maine State House Renovations, and a $2.15M renovations at MIT International Design Center in Boston, Massachusetts. Rick Nanartowich Construction Superintendent Rick brings more than 20 years of construction experience and project knowledge to the Landry/French firm. Rick serves on the job site full time to plan, supervise and evaluate the work of all construction personnel, including coordination of field forces. He manages all field operations, anticipating labor or material problems and preventing unnecessary delays. Site safety and procedures are also the responsibility of the project superintendent. Rick s recent project experience includes Midcoast Hospital Medical Office Building, Exactitude Corporate HQ, St. Joseph s Convent, Ocean Ave Elementary School, and State House 3 rd Floor Hall Renovation. Pre-Construction Proposal Pre-construction staff: The staff we propose to use will be the same as listed above: Kevin French Project Executive; Ian McCracken Cost Estimator; and Matt Gagnon - Project Manager. Full Resumes are included in Attachment A Summary of current project load and remaining capacity: Landry/French currently has $30,000,000 worth of projects actively underway. About $16,000,000 is left to be performed. Our staff of Project Managers, Asst. Project Managers, Superintendents, Cost Estimators and Laborers have the capacity to take on more work. The team we have specifically assigned to this project will be available to work on the Thomas Memorial Library, as their current projects will be wrapping up. Pre-construction not-to-exceed lump sum price. We propose a cost not to exceed $10,000.
