5 4Culture Landmarks Capital 2013 PRESERVATION PRIORITIES WORKSHEET What do you think is the appropriate sequence of work required to accomplish a complete rehabilitation of your landmark property over time? Indicate which tasks are part of your current proposal to 4Culture. Explain what work is needed (or why none is needed) for each feature; then assign a priority # for each feature: FEATURE CONDITION / WORK NEEDED ROOF: Framing members, roofing material, chimney, flashing, gutters, cornice, eaves The southeast parapet was rebuilt after the 2001 Nisqually Earthquake. The roof was repaired in the late 1990s after a fire and appears to be in fair condition at this time. PRIORITY (assign 1-6; 1 being highest priority) 4 FOUNDATION: Site drainage, footings, perimeter wall, posts or piers, sills No problems have been reported to date. The foundation should be evaluated in the future. 3 EXTERIOR SKIN: Siding, Windows, Porches, Trim, Paint, Exterior Stairs Fire escape is unstable. After the Nisqually Earthquake, the south wall was rebuilt with CMU blocks, walls were tied together, and new beams were inserted. Vinyl windows replaced some original windows in 2003; these are required to be replaced with wood windows in the future. 1 INTERIOR: Attic, main floors, basement, ceilings, walls, flooring, staircases, windows The basement and first three floors are in good condition. The top two floors are currently uninhabitable due to deteriorated materials, obsolete floor plans (single rooms with no bathroom or kitchen), and outdated systems. A complete rehabilitation of the top 2 floors is needed. 2 SYSTEMS: Electrical, plumbing, heating/cooling The building has not had significant upgrades to any systems. The plumbing is original. Minor electrical work has accompanied the rehabilitation of residential units within the last 5 years. 5 OTHER: Page 1 of 1
