1 May 12, 2009 Angelo State University Construction Report Modular buildings will temporarily house ASU staff during the Hardeman renovation starting this fall. Prepared for: John Russell, Director of Planning and Construction Prepared by: Rick Stinnett, Construction Inspector
2 University Hall Demolition EFI Global, Inc. ARC Construction Services ASU and Texas Tech officials selected the consulting firm EFI Global Incorporated to design abatement and demolition plans for this building. Recently, ARC Abatement was awarded the contract for the project which will start within the next 30 days. At this time, the duration of the project is estimated to last throughout the summer months. When abatement and selective interior demolition has been completed, the building will be imploded and debris will be cleared for the new Plaza Verde dorm site. Porter Henderson Library Technology Renovations SHWGroup, LLP Consolidated Contractors The plan for the Porter Henderson Library IT Commons Renovation is to convert a portion of the first floor from current use as a periodical and research area to a library commons. The project will include office space for library and IT staff, storage space, workrooms, student service counters, seminar rooms and food service. Significant design and coordination with new fixtures, furniture and equipment will be required. It is anticipated that some improvements will need to be made to existing HVAC, electrical and lighting systems to accommodate more robust technology requirements. The project will include ADA and various code improvements plus demolition and reconstruction of interior finishes in approximately half of the first floor. The new area will have a separate entrance for use during extended hours. SHW Group was selected to lead the design and Consolidated Contractors will oversee construction at this facility. At this time, the project has been temporarily delayed due to legislative discussion over tuition increases. Carr Hall Bathroom Renovations Agnew Associates /CasaBella Architects - Consolidated Contractors ASU Office of Facilities Planning and Construction has employed a design team to develop plans and a scope of work for plumbing renovations to Carr Hall this summer. Consolidated workers will begin demolition work on May 18 th and asbestos abatement is scheduled to begin on May 29 th. Planned improvements will include bathroom renovations to visitor facilities, dorm rooms and the director s quarters. Several other changes will be made to storage rooms throughout the building. 2
3 Hardeman Renovation Student Service Center Good, Fulton and Farrell Architects Lee Lewis Construction Approximately 10,500 square feet of new construction is to be added to the current building. This is to provide the balance of the programming requirements, including a Great Hall student services lobby and a new Center for Multicultural and International Studies. Some site and landscape work is to be performed in the immediate area of the Hardeman Building to integrate the new design with the surrounding campus and adjacent surface parking lots. The project is anticipated to meet LEED Certification requirements at a minimum, with a goal of achieving LEED Silver Status. Total construction cost is anticipated to be $8.2 million. The design team is proceeding with plans and the contractor is pricing the project. Plaza Verde Dormitory Randall Scott Architects At this time, the design team is working with ASU representatives on design formats for the project. Parking Study for ASU Campus Walker Parking ASU OFPC ASU officials have discussed the parking study with the consultant and Texas Tech officials. Last Thursday, the Board of Regents tabled the proposal. ASU will amend the document and resubmit for a vote by Tech Regents when they meet in June. CHP Pool Filter Replacement ASU OFPC Basic Industries The contractor is scheduled to work on the pool during the break between graduation and the first summer term. ASU will close the facility during this two week period and install a new filtering system. 3
4 Temporary Office Space Hardeman Project ASU OFPC Nortex - Basic Industries Modular buildings are in place at the former site of Runnels Hall. The Nortex project manager will meet with FPC staff today and review completed construction of the buildings, ramp, steps and awnings. ASU has contracted the utility installations to Basic Industries. The plumbing, electrical and data services are being established at this time by local subcontractors. CHP Remodel F&S Partners Lee Lewis Construction Angelo State University has completed preliminary planning with F&S Partners. The scope of work of this project includes the addition of approximately 15,700 square feet of two-story, steel frame structure and interior renovations of the existing building. Initial programming addressed the square footage requirements and design of the project. Site work includes utility extension, site development and landscaping. The exterior will be a mixture of masonry and windows along the campus mall. Inside, a new weight/cardio room, rock climbing wall, and an elevated running track will be included in the construction. Existing racquetball courts, dance studio and weight room will receive new finishes under a later phase of construction. The vision of this renovation is to enhance student activities and campus life as well as promote health and wellness among student, faculty and staff. Lee Lewis Construction was hired as the construction manager at-risk firm to oversee construction of this project. At this time, design documents are being developed by the architect. 4
5 Centennial Master Plan for ASU Facility Programming ASU is currently working with Facility Programming on the contract documents. Residence Hall Alarm Reporting System Dean Alderson and Associates - ASU OFPC Basic Industries Alderson and Associates of San Antonio have been working with ASU officials for reporting upgrades which will connect Texan Hall, Massie Dorms, Carr Hall and the new Centennial Dorm to the current ONYXWorks Work Station. This system was established in 2006 and can be used to monitor individual addresses or rooms at student housing. New upgrades will allow for faster response time to emergency situations in student housing. Also, the new Plaza Verde Dormitory will be connected to the system during construction. Basic Industries is pricing this project for Facilities Planning and Construction. Central Plant Fuel Storage Tank Dean Alderson and Associates ASU OFPC The engineer is studying the existing underground fuel storage tank situation at the Central Plant. Dean Alderson is developing plans for a new 10,000 gallon above-ground fuel tank in an accessible area to the plant. The diesel fuel will be used in a reserve capacity for the current natural gas supply used for campus heating. The existing underground tank will be removed and the site remediated if necessary. Planetarium Renovation ASU OFPC Basic Industries Basic Industries will replace carpet in the planetarium in the next few months. As part of the remodeling for this space, West Office Supply will make repairs to the seating. All of this work will take place during the second term of the summer session. 5
6 Classroom Enhancement Projects Vincent NPS Rooms & Carr 101 ASU OFPC Basic Industries The office of Facilities Planning and Construction is working with Basic Industries this summer to remodel rooms in the Vincent NPS and Carr EFA Buildings. In the Vincent project, the wall separating rooms 287 and 289 will be removed, creating a larger classroom. Ceiling and floor repairs will be completed by the end of the summer. In Carr 101, cosmetic repairs and multimedia upgrades are scheduled. Cavness 200 ASU OFPC - Basic Industries Basic Industries is pricing renovation projects for the lecture room in Cavness 200. New seating, floor repairs and other cosmetic renovations will be added this summer. Primavera Software Installation ASU OFPC ASU Project Office The addition of Primavera scheduling software will be implemented by several ASU departments during the course of the summer. Several training sessions have already been completed by staff members. The new software will be available to schedule and track projects within various departments on campus. 6
