5 2. Our offer: We are offering office spaces (called GSTP /B/ and GSTP/C/) for the exclusive use by your company. You can choose one of the pre-designed areas compatible with the desired model, measured in m2, located in the "Building GPN-T / B", marked on the floor plan hereinafter named "premises". 3. Fees and rates 3.1 Rent The rent is based on a monthly rate of PLN 35/m2 + VAT The rent includes all payments for: Security Waste disposal Water heating Administrative fees specified in the Regulations of PSEZ 3.2 Shared spaces fees Regardless of the rent companies located in GSTP shall pay to the Pomeranian Special Economic Zone Ltd. charges for operation and maintenance of common(shared) areas of the property. Charges are in the form of a monthly lump sum fixed at PLN 15;00 per m2 of the office area plus value added tax (for each square meter of the rented space). Every year on the 1st of January, the rate for rent and the flat rate fees related to the operations and maintenance of shared spaces of the property will be subject to annual price indexation for the consumer goods and services which is announced by the President of the CSO (Central Statistical Office of Poland) for the previous calendar year.

6 Rent and the lump sum are paid In advance within 14 days to the account shown on the invoice. 3.3 Media charges The companies located at GSTP are obligated to pay all charges for the heating, cooling, electricity and other utilities on the premises. Payment for the use of media will be charged based on appropriate meter readings or agreed actual costs of all media used for the rented spaces depending on m 2 of surfaces used. All charges + VAT are invoiced monthly. All media charges are to be paid in advance within 14 days to the account shown on the invoice. 4.
