3 Market Summary 1 The Rochester, New York Metropolitan Statistical Area (MSA) includes a six county area in Upstate New York. It is situated midway between Buffalo (65 miles west) and Syracuse (85 miles east). With a 2007 population of 1,036,920, the Rochester MSA is the third largest MSA in the state. Accessibility to, and mobility within, the Rochester MSA have been key to the area s growth and development. Ground transportation needs are served by both an inner loop and outer loop expressway system, with feeder expressways to the south, east, and west. In addition, Rochester is well connected to the rest of the state by I-90, the New York State Thruway system. The area s high-tech base provides Rochester with twice the national average of employed engineers and contributes to the economic stability of the region. Within the Rochester MSA are four main areas of retail and restaurant concentrations: Henrietta, Greece, Penfield-Webster, and Victor. Each of these trade areas is a regional focal point for retail and restaurant activities, with the exception of Victor which is a highend super regional focal point. The Penfield-Webster Trade Area is an emerging market located in the northeast corner of Monroe County, minutes from downtown Rochester to the west and quiet rural communities to the east. The focal point for retail development in the market is along the Empire Blvd/ Route 404 corridor, bookended on one end by and on the other end by Webster Towne Center (2005) three miles to the northeast. This retail corridor has experienced significant development within the last 5 years and the community has enthusiastically demonstrated its support for new retail options. Major retail within one mile of includes the major regional grocer Wegmans, several fast food restaurants, and banks. Wal-Mart plans to relocate to a Supercenter as part of the Phase I redevelopment of the center. Emerging as the streamlined BayTowne, it will feature a Main Street-like promenade, a fresh overall look to the façade and an inviting atmosphere for a more fulfilling shopping experience. The center will expand to 495,000 square feet and offer amenities such as wider sidewalks, park benches, bicycle racks, updated landscaping with a courtyard and additional parking.
