7 A Preview on Retail Sector
8 The Retail Sector - NCR Delhi constitutes greatest share of retail space followed by Gurgaon though Noida is fast catching up. Growth of services sector and continuous efforts of civic authorities to improve connectivity and infrastructure within the NCR have been key factors driving organized retail space in the NCR. Delhi Metro Project has contributed towards growth of retail sector within NCR. Connecting most of major hubs within Delhi, Metro has made mobility easy for shoppers and enhanced catchment of malls located nearby Ansal Plaza in southern Delhi was first mall to come up in NCR. During the last couple of years locations like Vasant Kunj and Saket have witnessed launch of several high profile mall projects. Owing to affluent residential catchment in this region, most malls here include international brands in their tenant profile. Average vacancy level in Delhi is close to about 28%, in Gurgaon is about 27%.
9 NCR - Vacancy & Rental Analysis Average vacancy level in Delhi is close to about 28%, in Gurgaon is about 27%. Except Noida, most of NCR region has vacancies between 27% to 39%. High vacancies in Ghaziabad are attributed to industrial nature of city and over supply. Faridabad is yet to develop as a full-fledged city on par with its counterparts in NCR region. Micro-Market Vacancy Delhi 28% Noida- Greater Noida 16% Faridabad 39% Ghaziabad 31% Gurgaon 27% South Delhi commands highest rentals, due to wealth concentration as well as lavish lifestyle followed by this part of Delhi Noida has remained distant second, though West Delhi has caught up to it in last two quarters, pointing to increasing inclination of populace here towards mall shopping. Gap between Gurgaon and rest of Delhi-NCR has widened due to oversupply situation in micro-market Rentals have started moving up in South Delhi, slowly at first and at a better pace in last two quarters. Market is improving, and as Noida stands at 2 nd position in terms of rentals, they are expected to move up in mid-term, following lead of South Delhi.
10 Retail sector - Noida Supply Analysis Total of approx 2.37 million square feet of retail stock is present in Noida market with Great India Place mall alone accounting for almost 60% of it. Average rental is around INR 121 per square feet (psf) (assuming 15% discount on the quoted rentals) while the minimum rental at INR 78 psf and maximum being INR 170 psf. This variation is result of greater diversity in quality of malls as well as underlying micro-market respective malls are serving. Maximum stock of operational space is in sector 18 of Noida which accounts of almost 78% of operational stock. But as city is expanding at a decent pace and new sectors and townships coming up, retail market in Noida is expected to remain robust in medium term. Noida is mainly a lease-centric market with most of malls in good locations following lease models though upcoming malls in new micro-markets with increased risk perception are opting to sell retail space to investors and encash early. Average capital value in micro-market is INR 19,000 psf with min being INR 11,300 max being INR 25,500 psf. Underlying reasons for this more than average variation are also similar to variation in rental values in Noida. Average rental value for micro-market for upcoming projects lies at around INR 180 psf. This high asking rental rates reflect dearth of quality rental propositions available to retailers. Noida micro-market has on average 75% occupancy though it varies greatly, with successful malls operating at 95% occupancy while other malls in less favourable micro-markets and of lesser quality facing a dearth of occupants and takers for retail space.
11 Noida Upcoming Supply Total of approx 7.46 mn sqft of retail space supply is planned / under construction in Noida mn sqft is mall development while remaining 5.60 mn sqft is part of integrated development Before 2008, builders were very bullish on retail segment and there was a mall building spree across NCR. Market faced a lack of demand and liquidity crunch during financial meltdown. Many retail projects in Delhi-NCR were either scrapped or were put on hold Around 3 mn sqft of retail space was launched last year Supply launched this year is more than total supply launched in 2009 though only half year has passed because optimism prevailing in market and because developers had to launch delayed projects. Most upcoming supply centred around period and expected to get launched in 2014 amounting to 3.7 mnft as per estimates. Average asking capital value for retail in Noida market stands at INR 15,000 psf as compared to INR 26,500 psf for operational projects.
12 Micro-Market Analysis Substantial upcoming retail supply in Noida belongs to integrated projects that are coming up here. Due to its advantageous location, subject project can cater to catchment in Delhi as well as Noida-Greater Noida expressway, as shown by areas enclosed by dotted red shapes.
