1 Appendix 12 Deliverability Questionnaire All proposed allocated housing sites in the Submitted South Worcestershire Development Plan (SWDP) were sent the following deliverability questionnaire in order to demonstrate deliverability as required by the National Planning Policy Framework paragraph 47. 2 53 questionnaires were sent to promoters and landowners of the sites that are allocated in the submitted SWDP that were without planning permission in April There was a 94% response rate. The information provided was assessed and a cautionary approach was adopted by officers in determining how many homes are likely to be delivered on each site over the next 5 years. Issues taken into account included officer knowledge of site constraints (e.g. highways, drainage etc.), whether pre-application advice was already underway, whether there was a developer on board and how many sites could reasonably be developed alongside each other in one location (i.e. market constraints). Also where developers/ land owners had indicated a higher number than that proposed in the submitted SWDP this was generally revised down to accord with that published in the submitted SWDP in line with our cautious approach. Many of the sites have already submitted applications and some have had them approved in full or are awaiting S106, this information is provided in Appendix 8. There are 31 SWDP sites (totalling 1254 dwellings) that the Council consider deliverable within 5 years that at 30 November did not have planning approval. It is important to note that not all SWDP sites will be delivered within this 5 year period and 12 sites have therefore not been included in the supply s, this also includes second phases of larger sites. We have got permission from 35 promoters of sites to publish the responses to the deliverability questionnaire these are provided in Appendix 13. Another 9 sites (representing 706 dwellings) that are included in deliverable SWDP sites responded to the initial questionnaire and have since acted on their intentions and proceeded to pre-app (191 dwellings) and application (515 dwellings) stage. 2 of the 9 sites have had the applications approved and are accounted for in Approved SWDP sites awaiting S106 within the five year. These 9 sites including their current status are also captured in Appendix 13. There are 2 sites (representing 106 dwellings) that responded to the deliverability questionnaire but have not given permission to publish the full response. Again this is provided in Appendix 13. For clarity a table setting out the 31 sites that are included in the SDWP Deliverable Sites (1254) is published overleaf. 2
