The site is approximately 5.2ha in size. Based on the scale and nature of the application, as detailed within the information provided, the Local Planning Authority would not directly consult with us, on the basis that the application would not fall within our consultation checklist. We would therefore refer you to our West Area Planning FRA Guidance Note 1 for all development over 1ha in Flood Zone 1 (as attached) and recommend that you consult with the Lead Local Flood Authority (LLFA) i.e. South Worcestershire Land Drainage Partnership, in relation to any surface water matters.
