Northway Fairway Location and Context The Site Context The Northway Fairway site is accessed from The Fairway opposite Laleham venue. The new Northway School sits adjacent to the North West boundary of the site. The site is large and square running to the west of The Fairway. Stoney Wood and Mill Hill Golf Club lie to the North, both within the designated Green elt. The site, which measures approximately 3.8 acres, is currently vacant apart from a small playground. The site is located in an established and traditional residential part of Hale. Fairway Court to the South West is a brick development of two and three storey apartments. Elsewhere along The Fairway and Laleham venue there is predominantly two storey housing of red brick or white render. Views to the site are limited from the North and the Green elt land due to the large area of tree cover. Principal views to the site are at level from The Fairway and from a raised perspective from the M to the South. Northway Fairway Proposed Scheme The Proposed Scheme Section through site The proposed scheme is structured around two landscaped public squares. These organising elements give a sense of enclosure to the site and inform a sense of place. Mature tree planting is used to compliment the established species around the site and comfortably assist the transition from public to private space. This landscape setting to the houses is extended by open frontages and separation of footpaths from road using evergreen planting. The planting in the public realm separates the dwellings from road traffic. The open frontages offer passive survelliance and increases security for residents. The Ecology corridor bounding the north side of the site is preserved and offers a visual amenity to the residents. The existing playground is retained and given a new landscaping treatment and play equipment to form a pocket park with access remaining from the Fairway. The site topography falls away from The Fairway towards the north east side of the site, the apartment block is scaled to sit with the domestic scale of the site, its impact further reduced as it sits in the low lying north eastern side of the site. The houses within the site consist of three and four bedroomed terraces and semi-detached houses, traditionally arranged with kitchens and living rooms on the ground floors. Northway Fairway House Types The existing houses consist of two storey semi-detached houses forming villas or rows, set back from the road with hedges enclosing front gardens and mature native and flowering tree species planted in the streets with grassed verges separating pedestrians from traffic. The existing housing originates from the early and mid twentieth century, is red-brown brick and render with clay tile roofs. The proposed houses on The Fairway utilise a familiar form of mansard and terrace to complete the streetscape. The mansard roofs allow the future adaption and expansion of the houses without disrupting the composition of the terrace. Three storied houses book end these terraces and form a gateway to the new entrance. The new entrance is aligned with the existing junction with Laleham venue. Northway Fairway partments The apartment building sit on the low lying north east corner of the site. They intended are to compliment the proposed houses and use the same palette of materials, incorporating brick facades and copper roofs. The top storey is set back, the one and two bedroomed flats increase the range of dwellings offered within the site. The ground floor apartments have private terraces and all apartments above ground floor have generous balconies. The apartments have views onto the new landscaped public square to the south or across the Ecology Corridor towards Hemmings Wood.
