3 1.0 INTRODUCTION N This Construction Management Plan has been prepared in support of a full planning application for the proposed Sports Hall facility at Oldfi eld School, Kelston Road, Bath, BA1 9AB. The application proposes the construction of a new 4 court Sports Hall, car parking area on vacant land at the front of the school within the school boundary. The proposal also includes an external Multi Use Games Area in the location of the existing tennis courts adjacent to the existing playing fi eld. Sports Hall Site This Construction Management Plan is intended to set out a development framework within which the construction phase strategy will be formulated and agreed between the Main Contractor, the School and Project Stakeholders. 4 2.0 SITE LOCATION The images below illustrate the location of the school to the west of Bath, on Kelston Road which prior to the opening of the A4 was the major link road between Bath and Bristol. The Site is accessed from the A431, Kelston Road which defi nes the Southern boundary of the site. The site is bound to the North by farm land, with housing to the east and west. The school itself is made up of a mixture of 1960's buildings with recent refurbishments to the dining and teaching accommodation. 5 3.0 PROPOSED DEVELOPMENT N The proposed new Sports Hall and Multi Use Games Area is located on land at the front of the main school building that is currently partially occupied by the school car park. As part of the sports hall development, a new car parking area and access road are provided to the south and west of the building to replace spaces lost within the existing car park. A new external Multi Use Games area is located in the adjacent playing fi elds on part the site currently occupied by tennis courts. For further details of the proposed development please refer to the Design and Access Statement and scheme drawings. 6 5.0 CONSTRUCTION MANAGEMENT PLAN The layout shown opposite indicates the proposed construction management plan for the new sports hall. Summary The development site for both the sports hall and multi use games area are to be segregated from the main school with secure hoardings to the perimeter. Deliveries to the site will be via the main school entrance, sequenced and timed so as not to jeopardise the operation of the school or amenity of neighbouring properties. Contractors storage of materials will be within the designated construction boundaries. Certain types of construction work will be timed so as to avoid possible disturbance from noise and/or dust. Measures will be undertaken by the Main Contractor to limit dust and noise breakout from the site. The existing public right of way through the school site will be maintained. During the construction phase a new temporary car parking area will be provided to mitigate the loss of the existing 25 spaces at the front of the school. This area will be accessed via an existing road to the west of the school within the school site boundary. School is to be in full operation during the construction phase. It is intended that the Main Contractor will The detailed construction management plan will be developed further with the successful Main Contractor in conjunction with the school and neighbours in order to minimise disruption and disturbance during the construction phase.
