The land is easily accessible from the A90 which provides good links to both Aberdeen and Dundee. Rail links can be reached in both Stonehaven and Portlethen. Portlethen is the closest settlement, situated 4 miles from the farm. Local schooling is provided at Lairhillock Primary School whilst secondary education is catered for at Portlethen Academy. DESCRIPTION Whiteside Farm extends to 31.06 hectares (76.75 acres). Good access is provided to the holding from the public unclassified roads. The land is classified as LFA and is out with the Moray, Aberdeenshire, Banff and Buchan NVZ. The land is predominantly classified as Grade 4(1) with some Grade 3(2) and 4(2). according to the James Hutton Institute, making it productive land. The land rises from 140m to around 170m above sea level and is generally south facing. LOT 1 This block is a contiguous unit with 9 fields separated by a mixture of fences and stone dykes. All reception rooms and upstairs bedrooms benefit from south easterly views over the well-established garden ground and stunning far reaching views to the coast. The gross external area extends to some 102.68 m 2. The garden at the front of the house with a perimeter dry stone dyke, is largely laid to lawn, with shrubbery and mature trees providing shelter. Adjacent lies an additional garden area, which has previously been used as a drying lawn. To the rear of the house exists the traditional farm buildings. These consist of a U-shaped steading of stone construction under slate and sheeted roof and includes a double-bay carport. There is a Stuart Old Rayne infill cattle court, with corrugated roof and concrete floor, measuring 13.1m x 9.1m. To the east of the steading sits a general purpose shed, with blockwork walls, corrugated roof and concrete floor, measuring 18.5m x 5.8m. These buildings could provide development potential for residential, equestrian, tourism or leisure purpose, subject to the necessary consents being obtained.
