Living in Walthamstow there s no shortage of choice when it comes to entertainment, live music venues, pubs and restaurants; there is a place to suit everyone. Just a step away from The Scene are plenty of pubs serving real ales and traditional pub grub, along with live music venues for the more lively. For something more intimate there are flavours and venues to suit any palate, including contemporary style haute cuisine, backstreet bistros, trendy tapas bars and many of your favourite high street eateries. Walthamstow market, Selbourne Walk and numerous independent shops and stalls, alongside the high street brands, means Walthamstow itself is great for shopping; whilst Westfield at Stratford City, Europe s largest urban shopping mall, is just a bus ride away. 7
Walthamstow has many accessible and pleasant open spaces. In fact, its parks, forests, lakes, reservoirs and playing fields cover a fifth of the whole borough, so you re never short of options when it comes to making that great escape. For exercise, sport or one of the many cultural events and festivals held in one of the borough s parks, year round, there is always an excuse to get outside. THE GREAT The real escape is a visit to Epping Forest. Steeped in history and character, Epping Forest is the largest public open space in London as well as an ancient woodland and a wonderful recreational resource. The forest is very popular with mountain bikers, with a number of clubs organising rides every week. BETTER CONNECTED Image: Peter Hall The closest transport hub, minutes from The Scene by foot, is Walthamstow Central, bus, tube and overground station. From Walthamstow Central the Victoria line can take you to King s Cross in 16 minutes and Oxford Circus and the West End in under half an hour. If you take the overground, Liverpool Street is only 15 minutes away; Stansted 40 minutes. Stratford, Shoreditch and London City Airport can all be reached via direct bus services that run 24 hours a day from Walthamstow Central. DESIGNED FOR LIFE Justin Laskin, architect for The Scene, talks about the challenges of designing such a groundbreaking development and which elements he s most proud of. Justin Laskin: Associate, Pollard Thomas Edwards Q. At the beginning, what excited you about The Scene as a project? A. The initial challenge for this site was also one of the things that was most exciting from a design and planning point of view, trying to find room for all of the pieces of the puzzle and make them work together: a new cinema, restaurants and 121 new homes. The council had aspirations to bring a cinema to the borough and saw this site as the perfect location, an empty site in the heart of the town centre that needed a boost to its evening economy. Cinemas are great for boosting an evening economy in terms of bringing people to a place; everyone s familiar with the dinner and a movie evening. So we decided to place the cinema in the centre of the site and surround it with restaurants, then place all of the new homes above the cinema, using its roof as a new private garden for residents. Set at the heart of such an established community what role did you see The Scene playing? This project has an incredibly important role to play within Walthamstow town centre. Sitting at the head of Europe s longest outdoor street market, the site has the potential to be the boost for much larger town centre regeneration. Waltham Forest Council has been working very hard to regenerate and reinvent the town centre, while at the same time maintaining the uniqueness and diverse character that makes it so remarkably Walthamstow. This project is a major part of the plan and its success is going to be a great thing for Walthamstow and the Borough. What were your overriding objectives for the design of The Scene? We had a number of design objectives for The Scene: Provide new high quality residential housing right in the town centre Create an enhanced and active public square at the head of Walthamstow street market Design a high quality and memorable building, which will act as a landmark announcing this project as the gateway into Walthamstow town centre Encourage the development of the town s leisure opportunities and enhance the night-time economy through a new cinema for the Borough. 13
What influenced the design of The Scene? Walthamstow has an incredible rich history and we wanted to make sure that this was reflected in some way in the final design. William Morris, one of the better-known designers of the English arts and crafts movement, was born in Walthamstow and we used his floral and leaf designs as inspiration for our balconies, which are visible on all of the Hoe and High Street sides. What particular features should potential buyers know about? One of the more interesting features of the design is the exciting contrast between styles of the two main residential blocks. The buildings facing onto High Street follow the rhythm of the Victorian terrace opposite, while on Hoe Street the front has gentle undulating waves that start with the striking corner on the High Street/Hoe Street junction. vibrant new market square, while others overlook Hoe Street, a busy transport route with fantastic long views to the south. Others overlook the new private residential garden we are creating, which will offer a quieter and more private and introspective view. There really is something for everyone at The Scene. Another key point about The Scene that most people don t notice at first is that it is situated on a hill, so you get some pretty impressive views to the south and west. To take advantage of this, we have maximised the number of homes that have windows facing in more than one direction. This is a really special design element for us as it allows the apartments to benefit from natural daylight for longer in the day and gives opportunities for views in different directions. This is one of the most exciting projects I ve ever been a part of; we are creating a place that we are confident is going to be a truly special place to live. I personally believe in this project and am so convinced of its quality and value that I am hoping to buy one of the flats for myself! Private communal roof garden Computer generated images are indicative only. What factors drove the design and structure of the internal living spaces? What were your primary objectives here? We have tried to make sure every home has an element of joy. It doesn t have to be just one thing that makes it unique, but there has to be something that would make someone want to call this new place home. What s interesting about the apartments at The Scene is they have such varied views. Some are overlooking the High Street, which, once finished, will be a bustling and Tell us about the green spaces and the idea behind the roof gardens? The private communal roof garden is open to all residents and has a lawn with shrubs and flowers and trees in planters used to create a number of spaces for natural play or just relaxing in a quiet environment. In addition, every apartment has its own private relax space: either a patio, roof terrace or balcony big enough to hold a table and chairs; a perfect vantage point for people watching.
