PROJECT NARRATIVE THE RENAISSANCE ON MAIN WILLISTON, NORTH DAKOTA FEBRUARY 2014 The Renaissance Companies are very excited to present their proposal as the beginning of the revitalization of Downtown Williston. As city developers, our nearly 25 years of expertise can be utilized to set the tone and direction of the revitalization as envisioned by Williston residents and its leaders, which will further the growth and prosperity on a par with its rich heritage and awesome potential. The Renaissance on Main will be a multi-use, mixed income, seven (7) story development on the corner of 2nd and Main streets, which is currently being used as a municipal surface parking lot. The developers recognize the importance of available parking for the residents and merchants of the downtown area, but a surface parking lot on the main street is an underutilization of its highest and best use. We would like to be a part of changing that and help make downtown Williston the place that everyone wants to visit as well as shop, work, and live. The Renaissance on Main will be built at the same time that the City of Williston will be implementing their downtown streetscape renovation plan. The building will consist of approximately 6,600 square feet of first floor retail space and approximately 7,500 square feet of third floor office space. The building will also include a tempered parking facility with parking behind the retail, behind the office, and the entire second floor. Above the retail, office and parking will be four floors of residential apartments with approximately 15 units per floor. The development will endeavor to afford a mixture of rental ranges to meet as many income levels as possible and increase the number of housing for essential workers.
