4 Office Tenant Market Difficult challenge outside of downtown Evanston market which has more amenities Class A vacancy rates have remained flat 11%-13% for last 3 years Leasing volume is low only 22,277 SF absorbed in last year Sponsor and broker pursued every tenant over 10,000 SF in Evanston & Skokie. (See following slides) Sponsor and broker pursued tenants for 2 years. These tenants typically expand in adjacent space for shorter term commitments. Large tenants (over 50,000 SF) such as in downtown Chicago are not present in this market. The only office demand is for smaller start-up technology companies which cannot commit to space months/years in advance of move-in. 4
