What is QA/QC? quality assurance (QA): is a proactive/preventive process to avoid defects starts at the beginning of the project and is ongoing through its duration quality control (QC): is a corrective process to identify defects and correct them takes place at project milestones April 26 th and 29 th, 2011 9 Discovery Pre Design review District s Master Plan review as builts, soils report, survey, utility information, environmental survey, hazmat reports review existing facilities survey conduct site investigation/analysis site utilization studies meet with user groups, M&O, and other stakeholders (incl. city/county agencies) create conceptual plan(s) programming (space flow diagrams/adjacency diagrams) April 26 th and 29 th, 2011 10

Final Design 100% Contract Documents complete, coordinated construction documents (plans, technical specifications, and preliminary front end specifications from the District) final cost estimate final V.E. quality control (QC) constructability review DSA submittal and approval final CDE approval April 26 th and 29 th, 2011 15 Transformation Phase Bid and Award although the plans are DSA approved, design continues in the form of clarifications to bidders questions, reviews of substitution requests, and addenda (changes which require DSA approval) April 26 th and 29 th, 2011 16
Transformation Phase Construction pre construction partnering process redux should include: architect s construction administration (CA) team (may be different from the design team) IOR contractor OAR/construction manager construction and beyond now the work really starts!
