PSG received the CORENET Global Mid-Atlantic Service Provider of the Year Leadership Award for this project by developing creative solutions to client requirements. PSG assembled the project team through procurement of the design team, construction management firm, and the independent commissioning agent. PSG managed the team s collaboration on documenting goals and objectives, budgets, plans and schedules, and design development phases. All work required approved Methods of Procedure (MOP), and to assist in following Capital One s processes and procedures, PSG provided daily onsite personnel. PSG avoided disruption of Capital One s ongoing critical business operation while working within the infrastructure of the existing data centers and strictly adhering to Capital One s security procedures. The Richmond Data Center was the only data center at this time to receive Green Building Initiative s (GBI) Certification. The project received a certification of One Green Globe. NII Holdings, Inc. Data Center Reston, Virginia 2,000 SF PROJECT VALUE $1,000,000 NII Holdings grew beyond the capacity of their office space and data center. PSG was hired to plan, execute and relocate their entire office and operating data center to a new facility, incorporating high end corporate office space and a 24/7, N+1 level facility. NII s requirement to have corporate office space in the same facility as the Data Center presented a few logistical and operational challenges. The Project Team met the challenge of installing major equipment in a building designed specifically for typical tenant/office space. PSG s Project Team was challenged with installing major data center equipment in a building designed specifically for typical tenant / office type space. January 2008 February 2009 PSG worked with NII to assemble the Design and Construction Team, down to the level of MEP subcontractor selection. The Team selection was critical to ensure the workforce and knowledge was available at every level to meet the 16 week design to completion schedule. One challenge PSG faced during the ongoing base building construction and daily coordination was the use of only one, medium sized freight elevator, utilized by hundreds or workers daily. This required daily planning for movement of even the most standard materials. PSG specified and pre-purchased the new electrical and mechanical equipment for the data Center eliminating up to a thirty week lead time component from the schedule. PSG pre-purchasing several major data center components through PSG s proprietary National Purchasing Program, reducing original budgeted costs. PSG directed extensive communication and negotiation with the Property Manager / Developer to allow for placement of a generator, separate fuel tank, delivery system and HVAC roof-top equipment.
XO Communications Corporate Data Center Herndon, Virginia 3,000 square feet of a total 104,000 square foot space $ 8,000,000 XO Communications relocated their corporate headquarters office and network facility to Northern Virginia after careful consideration focusing on space planning and existing building conditions. XO reached out to PSG, after relying on PSG s assistance for many years, to help them through the complete Real Estate requirements needed for this project. PSG provided design and build management of XO s new corporate office space and their related Network / Data Center facility. December 2006 November 2007 PSG provided oversight and guidance from the point of space consideration, through move management, as well as continuing facility maintenance. PSG worked closely with the Property Management Company to minimize evidence of construction related activity outside and inside the building. Combined pre-purchase of all long lead items (Tenant & Data Center) required additional up-front design time, but saved weeks off of the construction schedule. An acceptable location was found to locate a new generator, minimizing the impact to the facility and locating the generator close to the building, reducing construction related costs and time on the schedule. The Design and Construction Team selection process included finding companies whose talents and experience included both Fast-Track High-End Tenant and Mission Critical experience. The pre-purchase of several major data center components through PSG s proprietary National Purchasing Program, reduced the budgeted costs. The data center was completed ahead of schedule. PSG provided oversight and guidance from the point of space consideration, through move management, as well as continuing facility maintenance.
