Clear Fork Valley Local School District Roofing Repairs Spring/Summer 2015 Instructions to Bidders: Public Notice To Bidders (ORC 3313.46) Notice is hereby given that sealed bids will be received at the office of the Treasurer, Clear Fork Valley Local School District, 92 Hines Avenue, Bellville, Ohio 44813 until 9:00 am local time, on Friday, March 6, 2015, and will be publicly opened and read aloud immediately thereafter for furnishing all material and performing all labor necessary for the 2015 Roofing Repairs project according to the scope of work included on the following pages. Any prospective bidder may also view the site of the work by calling 419-886-4805 during regular business hours. The project consists of the following Scope of Work: Roofing repairs at the Butler Elementary Building, the High School Building, and the Bellville Elementary Building as identified on the following pages. Total Cost Estimate: $25,000 not including options Both a bid bond and performance bond are required on this project. The Board of Education reserves the right to reject any and all bids or parts of any or all bids to wave any irregularities in the bids received which do not impair the competitive nature of the bidding process. The Board reserves the right to choose among alternative bids for different materials, methods, and systems if within local state and federal requirements. Clear Fork Schools Scope of Work Butler School: Start by doing a very detailed inspection of the library roof that currently has a Garland White Knight coating over an EPDM roof system. Any areas that are found to be peeling or loose will get cleaned and then re-coated with new Elastomeric White coating. Estimated to be 115 Sq. Ft that will need 2 coats at a coverage rate of 2 gallons per square. The course brick wall above the library roof will get 2 coats of Garland Seal A PORE masonry sealer to help with any moisture that may be getting through the brick. Any deteriorated caulking along the wall flashing will need to be replaced. The new Garland BUR roof over the classroom wing will need inspected and any blisters will be cut out and new patches installed. The new material will match the existing. Estimated to be 1 Roll of Garland White Granulated Torch Cap Sheet. Over the Gym inspect and make any EPDM repairs to ensure that the Gym floor stays dry for as long as possible until replacement is needed. The old Vo-Ag wing will need the same scope as the library. Estimated that 100 sq. Ft. of White Knight will need to be repaired at a rate of 2 gallon per square. High School: Like Butler the High School has many White Knight roofs. Inspect all of the White Knight areas and clean the areas that need repaired. New Elastomeric coating will need to be installed in these areas. There is estimated to be 1300 sq. ft. of repairs needed at a rate of 2 gallon per square. Inspect and make any repairs on the metal roof sections. This includes inspecting the caulking around all of the units, valleys, hip and ridge caps, and pipe penetrations. If any of the gutter seams are leaking they will need to be sealed with new polyurethane caulking. All of the older EPDM seams on the original Gym roof will need to be cleaned and stripped in using 6 EPDM tape. All of the butt edges will need to be caulked using EPDM lap caulking per industry specifications. On the east edge of the south upper elevated flat roof the existing raised edge detail that currently has water lying against it will need to be torn off and disposed of. Install a new 24ga. box style gutter system with new downspouts along that entire roof edge. This will help remove the water that lies on that edge all year long. Make any necessary repairs to the EPDM roof to ensure the roof edge stays watertight. Do a complete inspection of the existing EPDM roofs and make any necessary repairs to ensure the roof stays as dry as possible.
Option 1: New TPO Roof on the South Upper Elevation Tear off the existing EPDM roof and dispose of offsite. The drains will have 8 tapered sumps and new Aluminum Hercules inserts installed in place of the old cast iron drains. New.060 White TPO will need to be installed. New edge metal will be installed around the perimeter of the roof per manufacturer specifications and match the existing metal. At the end of the project issue to the school a 20 Year No Dollar Limit Warranty and a 2 year Contractors Warranty. Bellville School On the front roof section tear out a 4 x 4 area around each drain locations so a sump can be installed to help drain the water. New Aluminum Hercules Drain Inserts will be installed at each drain location. New EPDM will need to be installed and flashed into the existing roof per industry standards. After the areas have been sealed with new EPDM, the roof will need to be pressure washed and the drain valley across the entire roof will need new white elastomeric coating installed at a rate of 2 gallon per square. Inspect the back flat roofs to make sure there are no repairs needed. Inspect the Hines Ave. building and making any repairs needed on that building. Option 1: North Canopy along the Gym Give an option to tear down the canopy on the north side of the school and replace with a new metal canopy. Tear down and dispose of the old. The school will be responsible for disconnecting the electric. Repair any mortar seams after the old copper flashing has been removed. The new canopy will need to be made of 22ga. steel. Any necessary framing to help attach the canopy to the wall will be the responsibility of the roofer. The new canopy will need to be as wide as the doors with a drainage gutter that will drain downhill so kids stay dry as they walk out of the building.
