Director of Maintenance Position Summary: The Director of Maintenance will partner with the VPs of Field Operations to develop, implement, and maintain company-wide standard operating policies, procedures, and practices relative to property maintenance of multi-family and commercial properties. This position will be accountable to help the company provide excellent customer service to internal and external customers that will result in customer satisfaction and consistent high-level performance for each managed property in the company s portfolio. The Director of Maintenance will serve as a resource and consultant to field maintenance managers on best practices and on resolving particularly challenging maintenance issues. Duties and Responsibilities: Develop and maintain standard operating policies, procedures and practices relative to property maintenance. Partner with the VPs of Field Operations in final review and approval. Assist in the development of core staffing standards and other productivity measures. Serve as a resource and consultant to field managers on common best practices that are not core and standard. Lead the establishment of standard performance expectations for maintenance staff. Partner with the EVP, Human Resources and VPs of Field Operations in the development of company wide recognition programs. Serve as a consultant to Area and Regional Managers in the selection and training of Maintenance Managers. As appropriate, participate in interviews and give input to hiring managers. Partner with the Director of Learning and Development in developing effective training programs for maintenance staff. As appropriate, assist in the training of training of new maintenance managers. Lead the maintenance portion of acquisition transitions. Champion the effective use of technology in support of maintenance operations. Examples of this include development of consistent management reports and effective use of smart phones. Serve as a resource to Maintenance Managers and other managers on complex maintenance issues. This may include being directly involved in implementing a solution. Complete, or direct through the Facilities Specialist, maintenance related projects and initiatives for the company.
