WORK ON THE 12-STORY AND THE 5-STORY MAIN ROOFS INCLUDES, BUT IS NOT LIMITED TO, THE FOLLOWING: 1. DEMOLITION OF THE EXISTING TAPERED ROOF MEMBRANE, INSULATIONS, DETERIORATED UNDERLAYMENTS, FLASHINGS AND SHEET METAL TRIM WHERE SPECIFIED. EXISTING VAPOR BARRIER TO REMAIN. CONTRACTOR IS TO SALVAGE REUSABLE MATERIALS AS REQUIRED BY THE SPECIFICATIONS AND DRAWINGS. THE CONTRACTOR IS TO USE CARE TO AVOID DAMAGE TO THE EXISTING LIGHTNING PROTECTION SYSTEM. 2. COVER THE EXISTING PREPARED VAPOR BARRIER WITH A NEW SECONDARY SBS TORCH GRADE MODIFIED MEMBRANE THAT IS FULLY BONDED TO THE ROOF SURFACE. INSTALLATION OF SECONDARY FLASHINGS IS REQUIRED, THE FLASHING ARE TO BE 2-INCHES HIGHER THAN THE PROJECTED HEIGHT OF THE NEW LIGHTWEIGHT FILL. 3. INSTALLATION OF A NEW 1/4-INCH TAPERED LIGHTWEIGHT CONCRETE WITH ENCAPSULATED POLYSTYRENE FILLER BOARDS. THE FINISHED R-VALUE SYSTEM IS TO HAVE AN AVERAGE OF R-19. 4. INSTALL A NEW VENTED BASE SHEET THAT IS MECHANICALLY ATTACHED TO THE LIGHTWEIGHT FILL. THE FASTENING PATTERN SHALL MEET ASCE 7 REQUIREMENTS FOR BUILDINGS OF THIS HEIGHT AND EXPOSURE. INCREASE FASTENER DENSITIES AT CORNERS AND PERIMETERS. 5. INSTALL A NEW COVER BOARD IN AN APPROVED ADHESIVE. THE ADHESIVE IS TO BE AS APPROVED BY ROOF SYSTEM MANUFACTURER AND MEET WIND UP-LIFT REQUIREMENTS. 6. INSTALL A NEW 80 MIL PVC ROOF MEMBRANE THAT IS FULLY ADHERED TO THE COVER BOARD. A 30-YEAR ROOF MANUFACTURER'S GUARANTEE AND A 3-YEAR CONTRACTOR'S WARRANTY IS REQUIRED. 7. INSTALL MANUFACTURER APPROVED FLASHING MATERIALS AS SHOWN IN DESIGN DOCUMENTS. 8. INSTALL EXISTING SHEET METAL TRIMS AND FLASHINGS AS DESCRIBED IN THE BID DOCUMENTS. PROTECT AND REUSE THOSE COMPONENTS SHOWN TO BE REUSED. DAMAGE TO COMPONENTS, BECAUSE OF NEGLIGENCE OF THE CONTRACTOR, ARE TO BE REPLACED AT NO COST TO THE OWNER. 9. INSTALL HEAVY DUTY WALKPADS FROM ROOF TOP DOOR TO OBSERVATION DECK. PLACE ADDITIONAL WALKPADS AT DOORWAYS, LADDERS, AND AROUND SERVICEABLE EQUIPMENT. 10. DEMOLISH THE EXISTING WOOD PLANK ING FROM ROOF TOP OBSERVATION DECK AND DISPOSE. INSTALL NEW COMPOSITE WOOD PLANK DECK THAT IS SCREW FASTENED TO THE EXISTING STRUCTURE. 12. INSPECT AND REFURBISH THE EXISTING LIGHTNING PROTECTION SYSTEM. INCLUDE IN BID COST TO REPLACE BROKEN OR MISSING COMPONENTS. A LETTER OF FINDINGS IS TO BE SUBMITTED TO THE OWNER AT THE COMPLETION OF THE PROJECT. WORK ON THE PENTHOUSE ROOF INCLUDES BUT IS NOT LIMITED TO THE FOLLOWING: 1. DEMOLITION OF THE EXISTING ROOF MEMBRANE, INSULATIONS, DETERIORATED UNDERLAYMENTS, SHEET METAL TRIM WHERE SPECIFIED. CONTRACTOR IS TO SALVAGE REUSABLE MATERIALS AS REQUIRED BY THE SPECIFICATIONS AND DRAWINGS. THE CONTRACTOR IS TO USE CARE TO AVOID DAMAGE TO THE EXISTING LIGHTNING PROTECTION SYSTEM. SELECT ADHESIVE AND PATTERN MEET OR EXCEED EXISTING WIND REQUIREMENTS. 3. INSTALL A NEW COVER BOARD IN AN APPROVED ADHESIVE. THE ADHESIVE IS TO BE AS APPROVED BY ROOF SYSTEM MANUFACTURER AND MEET WIND UP-LIFT REQUIREMENTS. 4. INSTALL A NEW 80 MIL PVC ROOF MEMBRANE THAT IS FULLY ADHERED TO THE COVER BOARD. A 30-YEAR ROOF MANUFACTURER'S GUARANTEE AND A 3-YEAR CONTRACTOR'S WARRANTY IS REQUIRED. 5. INSTALL MANUFACTURER APPROVED FLASHING MATERIALS AS SHOWN IN DESIGN DOCUMENTS. 6. IT IS THE RESPONSIBILITY OF THE CONTRACTOR TO NOTIFY THE DESIGN PROFESSIONAL VIA RFI OF ANY ERRORS, OMISSIONS, INCONSISTENCIES, DISCREPANCIES, AND CONFLICTS WITHIN THE DRAWINGS AND SPECIFICATIONS AND FIELD CONDITIONS NO LESS THAN 72 HOURS BEFORE THE BID IS DUE. 2. CONTRACTOR IS TO VERIFY ALL DIMENSIONS, CONDITIONS, AND QUANTITIES IN FIELD. QUANTITIES SHOWN ARE FOR ESTIMATING PURPOSES ONLY. 3. CONTRACTOR AND SUBCONTRACTORS SHALL BE REQUIRED TO VISIT THE PREMISES TO INSPECT EXISTING CONDITIONS, BECOME FAMILIAR WITH LOCAL CONDITIONS UNDER WHICH THE WORK IS TO BE PERFORMED AND CORRELATE OBSERVATIONS WITH REQUIREMENTS OF THE DRAWINGS AND SPECIFICATIONS. 4. CONTRACTOR SHALL COORDINATE REQUIREMENTS AND PROVIDE PROOF OF INSURANCE PRIOR TO THE START OF WORK. 5. CONTRACTOR SHALL SECURE AND PAY FOR ALL PERMITS, LICENSES AND GOVERNMENT FEES AS REQUIRED. 6. THE CONTRACTOR SHALL BE RESPONSIBLE FOR TAKING ADEQUATE PRECAUTIONS TO PROTECT THE BUILDING OCCUPANTS, MATERIALS, EXISTING PROPERTY, AND FINISHES. EXISTING-TO-REMAIN CONSTRUCTION, MATERIALS, OR EQUIPMENT DAMAGED BY THE CONTRACTOR SHALL BE RESTORED TO ORIGINAL CONDITION. AT NO ADDITIONAL COST TO THE OWNER. CONTRACTOR SHALL DOCUMENT EXISTING CONDITIONS PRIOR TO THE START OF WORK AND SUBMIT RECORDS TO OWNER'S REPRESENTATIVE. THE CONTRACTOR IS TO NOTIFY THE DESIGN PROFESSIONAL OF ANY DAMAGE TO THE BUILDING STRUCTURE OR FACADE ELEMENTS DISCOVERED DURING REPAIR PROCEDURES. 7. CONTRACTOR SHALL VERIFY EXISTING PLUMBING AND ELECTRICAL LINES AND EQUIPMENT THAT WILL BE ACCESSED AS PART OF WORK PERFORMED. THE CONTRACTOR SHALL PROVIDE ALL NECESSARY EQUIPMENT, LABOR, MATERIALS, AND COMPONENTS REQUIRED FOR THE TEMPORARY RELOCATIONS OF MECHANICAL/ELECRICAL EQUIPMENT AND PLUMBING LINES DURING THE REPAIR WORK. 8. THE CONTRACTOR SHALL PROVIDE SHORING, BRACING, AND SUPPORT AS REQUIRED TO MAINTAIN THE STRUCTURAL INTEGRITY OF THE EXISTING CONDITIONS DURING THE WORK. DO NOT STOCKPILE CONSTRUCTION MATERIAL IN A MANNER THAT WILL OVERLOAD OR EXCEED THE CAPACITY OF THE STRUCTURAL MEMBERS 9. THE CONTRACTOR MUST SUBMIT DEMOLITION AND CONSTRUCTION SCHEDULES TO THE OWNER AND DESIGN PROFESSIONAL FOR APPROVAL PRIOR TO BEGINNING DEMOLITION. 10. CONTRACTOR SHALL COORDINATE USE OF PREMISES UNDER THE DIRECTION OF THE OWNER. TEMPORARY DISRUPTIONS TO THE USE OF THE EXISTING BUILDING, INCLUDING NOISE, DUST AND DISRUPTION OF UTILITIES, SHALL BE COORDINATED A MINIMUM OF 48 HOURS IN ADVANCE AND APPROVED BY THE OWNER. CONTRACTOR WORK NOT COORDINATED IN ADVANCE WHICH CAUSES DISRUPTIONS TO THE USE OF THE BUILDING MAY BE STOPPED BY THE OWNER AND SHALL NOT BE COMMENCED AGAIN UNTIL PROPER COORDINATION IS ACHIEVED. CONTRACTOR SHALL BE RESPONSIBLE FOR ALL COSTS RESULTING FROM WORK STOPPAGES OR DELAYS CAUSED BY CONTRACTORS LACK OF COORDINATION WITH OWNER. 11. THE CONTRACTOR SHALL MAINTAIN PREMISES FREE FROM ACCUMULATION OF WASTE MATERIAL AND RUBBISH. CONSTRUCTION DEBRIS SHALL BE REMOVED IN A TIMELY MANNER. 12. CONTRACTOR SHALL BE RESPONSIBLE FOR MAINTAINING THE WATER TIGHTNESS OF THE AREAS OF WORK. PROVIDE TEMPORARY PROTECTION OF THE EXISTING CONSTRUCTION FROM THE WEATHER UNTIL REMOVED PORTIONS ARE COMPLETELY REPLACED WITH NEW CONSTRUCTION. TEMPORARY WEATHER PROTECTION SHALL BE WATERTIGHT. 13. IN THE EVENT OF CONFLICT BETWEEN THE DRAWINGS AND THE SPECIFICATIONS, CONTACT DESIGN PROFESSIONAL FOR CLARIFICATION. THE MORE STRINGENT REQUIREMENT SHALL GOVERN UNLESS WRITTEN NOTIFICATION IS PROVIDED BY THE DESIGN PROFESSIONAL. 14. CONTRACTOR IS SOLELY RESPONSIBLE FOR ALL JOB SAFETY DURING THE REPAIR WORK. 15. ALL DIMENSIONS AND PENETRATIONS SHOWN ARE APPROXIMATE. THE CONTRACTOR IS TO FIELD VERIFY ALL DIMENSIONS AND OTHER CONDITIONS THAT MAY AFFECT BIDS.
