Orlando Paradise Palms Resort orlandoparadisepalmsresort.com Definitions We, us will refer to the owner of the property, the property care/management company and/or any of it employees, consultants, and/or third party vendors that work with the property care/management company. The guest will refer to the person whose name is on the reservation and any persons that are allowed to enter the property with consent of any guest. Acceptance Of Rental Policy By placing a booking or reservation with the home owner, orlandoparadisepalmsresort.com or the Management Company you are deemed to have accepted our Terms and Conditions described herein and shall be binding on all persons occupying the premises whether or not such persons have signed this form. Booking Process Please email or call first to check that your desired dates are available. You will be sent a 2 pages registration form (agreement) which should be completed and returned by email or fax along with your choice of payment. If booking is made less than 6 weeks before your arrival then full payment must be sent. Any balance is due 30 days prior to arrival. No reminder will be sent when the balance is due. Your reservation will be confirmed upon receipt of the signed booking form and after your deposit has cleared. Liability No claim can be made on the owners or managing agents for accidents, loss or injury (however caused). We strongly advise an allinclusive holiday insurance cover. The owners or agents do not accept any liability or responsibility for any injury caused as a result of the use of our property, pool or clubhouse. It is the responsibility of an adult member of the party, to ensure that children are always properly supervised in the pool area. Posted pool rules must be adhered to. Welcome booklet: Your unit is furnished with a comprehensive Guest Information Folder. The front page lists has all relevant numbers to call in the event of an issue: The management company Number The emergency management company number The Resort Security number Rental Charges and important information(extra Charges) The rental charge is for a defined # of guests and # nights in a Town home The rental charge includes one exit cleaning fee all utilities, refuse collection, unlimited local & long distance to USA & Canada phone calls, Wi fi internet, HD cable at all TV s and use of linens & towels, and all Florida taxes (13%) The property will be checked immediately after departure, towels, sheets and all linens are inventoried before and after each guests stay. Guest will be charged for any damaged or missing items. The Guest will be responsible for any costs incurred as extra cleaning or intentional damage to the property. It is expected that guest leave the property in a reasonably clean & orderly condition (excessive dirt, excessive loads of laundry, excessive trash, unbagged trash, empty shopping bags or boxes left behind, all extra work for our cleaning team other than a normal checkout cleaning will result in a charge to party leader or responsible guest) of an extra cleaning fee of $105.00 dollars. Florida has a sub-tropical climate and care must be taken with food that is left uncovered. Uncovered food can attract insects very quickly. Any added costs for pest control services incurred for lack of care may be passed to you. IMPORTANT NOTE: If Guest purchased the ARDI protection plan and We find damage or loss to the Property following their departure that, in the view of the Management Company or property owner constitutes malicious damage, then this is not covered by the protection plan. We reserved the right to notify law enforcement authorities and prosecute, in addition to billing the Guest for the full amount of repair or replacement, and the Guest agrees to pay within 2 days or approves us to process the credit card on file, or will send payment in case not card was left on file. The Guest agrees that the Management Company or the Owner can charge additional fees to cover, but not limited to: Extra Cleaning Intentional Carpets Stained during occupancy Loss or intentional breakage of inventory items Damage to the property or its equipment. Air Conditioning system failure as a result of guest altering/tampering with thermostat/equipment.

Travel Insurance We the homeowners or Property manager do not accept responsibility for any loss of personal items while staying in the property or after departure. It is guest's responsibility to take out appropriate insurance to cover all aspects of your trip, and to ensure that passports, visas and other documents are in order. Keeping valuables in the house is at your own risk, we accept no responsibility for lost or stolen property. A great deal of care has been taken to ensure the accuracy of information we have provided. However, facilities and services may not be open or available due to renovation/maintenance works, adverse weather, or damage by a previous guest, that we have not had time to remedy before your arrival, etc. Where we are aware that a facility or service advertised in the information provided will not be available during the period of your stay, we will take steps, wherever possible, to notify you prior to travel. Air Conditioning and thermostat: These homes come equipped with air conditioning systems that are controlled by thermostats and will control the amount of air that ventilated throughout the house. The normal temperature for the thermostat in the unit is between 72 (Cooling) and 78 (heating) degrees. Please keep all doors, sliding glass doors and windows closed when the air conditioning system is on. Help us follow these standards. All units are inspected for any air conditioner problems before your arrival, and thermostats are set to the local standards to make your stay comfortable. If you need to change the temperature please keep the temperature between 72 for cooling and 78 for heating. And please help us keep our rental rates low by set it not lower than 74 degrees (cooling) when you are out all day in the parks or out of the unit. Right to Evict Persons Admitted as Guests: Owner or property manager may generally evict a guest an And apply a penalty, despite the EVICTION, for the following reasons: Disorderly conduct Nonpayment Using the premises for an unlawful purpose or act Bringing property onto the premises that may be dangerous to others Failing to register as a guest Using FALSE PRETENSES to obtain accommodations Being a minor unaccompanied by an adult registered guest Violating federal, state, or local condominium laws or regulations Violating a conspicuously posted condominiums rules Failing to vacate a room at the agreed checkout time Check Out Unit has to be vacant the latest at 10 am sharp or earlier. to enable cleaning to be completed prior to the arrival of the new guests. The property will be checked immediately after departure. In the event that it is found that the guest has not departed the property at the due time, then the guest will pay a penalty charge up to one day s rental or a minimum for late check out $125 usd. Without granting the right to stay that night since and upcoming guest could be arriving to that same unit that same day. Special Requests Every effort will be made to accommodate special requests based on timeframe and availability. Please submit your request by e-mail. (Early check in or late check out at reasonable time frames) charges may apply. Housekeeping or cleaning Fees Upon departure, all reservations will incur a one time housekeeping fee $105.00 A mid-stay housekeeping service is available upon request for an additional charge. The service includes; tidying lounge and kitchen area, loading dishwasher, making all beds and cleaning all bathrooms. Age Limit Anyone under the age of 21 years old must be accompanied by an adult. We will not allow any extra guests staying in the town home beyond the allowed amount (Due to state fire regulations Max. Occupancy cannot exceed the approved by unit Type and max occupancy includes children.)

Cancellation In the event of unforeseen circumstances, cancellation must be notified in writing by the party leader whose name appears on the booking form. Cancellation will incur the following charges: 90 days or more out from your arrival date Reservation Deposit is Fully Refunded minus $200 processing fee. Within 90 days of your arrival Reservation deposit is Non-Refundable If full cancellation is given 30 or more days out from arrival date 50 % of rental paid is returned to guest. If you cancel booking or individual dates less than 30 days from arrival date no refund is given. If the balance of payment is not received within one month prior to arrival, the owners reserve the right to cancel the booking without any refund. No refunds for early departure or unused dates during reservation. No Smoking All properties are non smoking units; if there is track of smoke or smell inside the town home you would be fined $150 per day or $350 dollars per stay, whatever results higher. No Pets Pets are not permitted in the property and If trace of smell or hair is found you would be fined $150 per day or $350 dollars per stay, whatever results higher. Guests with pets are advised to place their pet at another facility. In the event that the guest brings a pet to the property, the company may elect to evict the guest from the property with loss of all rental money paid and/or levy a charge of at least $150 per bedroom per day to the credit card of the guest, to pay for additional sanitation and cleaning on the departure of the guest and pet. Basis of Rental. Properties offered for short-term rental are provided on a self-catering basis. The Company provides three complimentary trash bags, starter soap and toilet tissue, once these are used; it is the guest s responsibility to supply additional items for the duration of their stay.
