1 232 Birchwood Drive, Florida Pines, Davenport, Orlando, Florida, FL33897 Florida Pines is a quiet community off Highway 27, 15 minutes from Disney.The Villa is conveniently located to provide easy access to the major theme parks of Magic Kingdom, Epcot, MGM Studios, Typhoon Lagoon and Animal Kingdom. All of these parks are only 15 minutes drive away with Interstate 4 less than a 5 minute drive, providing a fast link to Sea World, Universal Studios, Islands of Adventure and the many Shopping Malls and Premium Outlets. Golfing communities of Highland Reserve, Polo Park and Champions Gate are just 5 minutes drive away. Beach access is via the Interstate 4 heading east to Daytona Beach and NASA Headquarters at Kennedy Space Centre. 2 Sumptuous open plan living area with 1x3 seater sofa, 2x2 seater sofas and a stylish accent chair. The living area also has 2 coffee tables and a 46 LCD TV with cable television. The ceilings are vaulted and provide a feeling of additional spaciousness. There is access to the pool area via sliding patio doors.

3 The fully equipped kitchen has a cooker, large fridge freezer, dishwasher, microwave, coffee machine, kettle and toaster. All crockery and cooking utensils are provided for your convenience. There is a breakfast bar with stools overlooking the kitchen area. Additionally, there is a large washing machine, tumble dryer and ironing board (with iron stored in kitchen cupboard), located within the Games room. Access is via the internal door in the kitchen. The dining area is incorporated within the kitchen. Additional seating for the table is available in the Games room.

4 The Games room in the villa is great for lazy days relaxing at home or after a day out and about. Access is via the internal door in the kitchen.

5 The master bedroom has a queen size bed. It is a very spacious and luxurious room with cable television displayed on an LCD, DVD combined TV. There is also a large walk-in wardrobe and ample drawer space.

6 Large Master bedroom, en-suite bathroom and toilet, with full bath, overhead shower and Hollywood style mirrors. There is also overhead lighting and generous storage cupboards. Our guest bathroom consists of bath with overhead shower, toilet and Hollywood style mirror. There is also overhead lighting with more than ample storage space. The guest bathroom is located next to both twin bedrooms.

7 Both twin rooms are tastefully furnished. One room is Disney themed and ideal for younger children. The other twin room is decorated to suit teens or adults. Both rooms have cable television displayed on flat screen LCD, DVD combined televisions.

8 The sundeck area contains luxury patio furniture which is provided for your comfort and relaxation. It is an ideal spot for breakfast, lunch or an evening meal and is fully screened. The spacious pool has underwater lighting. Pool heating can also be provided (recommended October March) at an additional charge. For the safety of young children and toddlers there is the security of an alarm fitted to the patio doors.

9 Florida Pines boasts a large communal pool situated beside a children s play area. This is a great facility for you and your kids if you want a relaxing day at home.

Please contact us and we will be happy to provide an exact costing for your stay. Note: Pets are not allowed and there is NO SMOKING inside the house. The smoke alarms fitted are extremely sensitive. This rule is also to ensure that the cleanliness of the villa is maintained to the highest standards. However smoking is permitted in the pool area. Please use an ashtray. 12 Booking Conditions Your booking After making a reservation you must complete the booking form, duly signed by the first named person in the party. The party leader must be over 18 years of age and authorised by all members of the party listed to accept the conditions of booking on their behalf. Once the booking form is received the booking will be confirmed in writing, please check them carefully to ensure they are correct notifying any changes immediately. Due to state fire regulations the maximum capacity of the villa must not be exceeded. After you have received the confirmation we have a binding contract, all matters arising from it are governed by Scottish law. Villa occupancy The villa will be available for your occupancy at 4pm on the first day of your confirmed rental period. You are expected to vacate the villa by 10am on the last day of your confirmed rental period. Payment A 150 per week deposit is required on booking and is non refundable. The balance and security deposit is due 8 weeks prior to departure. If you book less than 8 weeks before departure the full balance is due immediately. Security deposit You are required to pay 200 in case of breakage, loss or damage to the villa during your stay. This will be refunded 14 days after you return from holiday subject to there being no damage to the home or it s contents. If you have to cancel your holiday. Should it become necessary to cancel the booking the cancellation must be made by the party leader. The cancellation will become effective from the date the letter is received. Cancellations are subject to charge detailed below as a percentage of the total amount due dependent on the time you cancel. Cancellation notice given: Cancellation Charge: More than 56 days = Deposit only 56 to 0 days = 100% Force majeure Unfortunately we cannot be held responsible nor accept liability where we are prevented from delivering our contractual obligations by force majeure. These include but are not limited to, war, threat of war, civil commotion or strife, hostilities, strikes and other industrial disputes, natural disasters, fire, acts of God, terrorist activities, weather conditions, government action or other events outside our control. Your travel insurance may cover you in some of these events. Travel Insurance. It is vital that you have adequate travel insurance for all members of your party to safeguard you from loss should it become necessary to cancel your holiday for an insurable reason. It is your responsibility to ensure you purchase cover that is sufficient for your needs. In case of complaint. Whilst it is unlikely that you should have a complaint concerning your booking, things do occasionally go wrong. In case of complaint you must inform the local management company immediately so the matter can be rectified as soon as possible. If you are not satisfied with the solution please make this known in writing. We will not accept liability for any dissatisfaction or other complaints not reported to the management company during your stay. Should the complaint be unresolved when you leave please put your complaint in writing to us within 10 days of your arrival back to the UK No liability will be accepted if the complaint is not received in writing within this period. The use of amenities The use of accommodation and amenities i.e. swimming pool etc is entirely at your own risk, no responsibility can be accepted for injury, loss or damage to the user or visitors belongings.
