2 Site Summary Reference Exhibits: Exhibit 1 Area Map Exhibit 2 Aerial View Exhibit 3 Site Plan Exhibit 4 Renderings Exhibit 5 Demographics Site Description Location Proposed Wal-Mart and Sam s Club anchored retail center to be built at the northwest intersection of Chapel Hill Road/NC Hwy 54 and I-540 in Morrisville, North Carolina see Exhibit 1. Size The preliminary development plan for the center will include 355,000 square feet of anchor space, 183,000 square feet of retail space and up to 8 outparcels see Exhibit 3. Improvements The landlord will deliver the retail space in raw shell condition with utilities stubbed to the premises. Outparcels will be delivered in rough-graded condition with utilities to the property line. Delivery Current plans have Wal-Mart and Sam s Club with a target opening of Fall Retail space and outparcels to be delivered Fall Visibility The project will enjoy unusually good visibility from I-540 and excellent visibility from Chapel Hill Road/NC Hwy 54. Traffic Counts NC Hwy 54 traffic volumes for 2005 are projected to be 20,000 25,000 vehicles per day (VPD) in the vicinity of the proposed interchange with I-540. Future, I-540 traffic volumes are projected to be 80,000 VPD west of NC Hwy 54 and 105,000 VPD east of NC Hwy 54. Proximity to Residential Areas The demographic report for this location (see Exhibit 4) estimates a 2005 population of 42,509 within 5 miles, with an average household income of $102,773. The site is less than one mile from the western intersection of I-40 and I-540, closer than any other major retail development. Approximately 250,000 people will be within a fifteen-minute drive of this site after completion of I-540. Page 1 of 2
3 Site Summary Proximity to Office Traffic Generators The site is less than one mile from the world-renowned Research Triangle Park (RTP), the largest employment center in the region with an employment estimate of 44,000. Also within one mile are the Imperial Center, Keystone Business Park and Perimeter Park with an employment estimate of 14,000. Streets & Driveways Location of ingress/egress points There will be multiple access points to the center, shown most clearly on Exhibit 3. Planned road construction near or through the site I-540 is schedule for completion in Spring Chapel Hill Road/NC Hwy 54 will be widened to six thru lanes plus turn lanes in front of the project see Exhibit 3. Medians affecting the site see Exhibit 3. Parking The location and configuration of the parking fields will be as generally shown on Exhibit 3, but will be revised as building footprints and locations are finalized. Signage Sign criteria for the project is being developed for submission to the Town of Morrisville for review and approval. Page 2 of 2
