3 Exxon Mobil campus overview: It's big Site north of Houston taking shape, with room for workforce of 10,000 The Exxon Mobil campus near Interstate 45 and the Hardy Toll Road takes up 386 acres, and roughly 20 structures are being built there. By Nancy Sarnoff April 21, 2013 The Exxon Mobil campus north of Houston is taking shape, and a good place get a look at what's being developed is from above. Aerial photos show multiple buildings and parking garages being framed on the 386-acre site west of Interstate 45 near the Hardy Toll Road. It's like a small downtown being built from scratch. There are about 20 structures under construction by a workforce of 3,000, company spokesman Patrick McGinn said. When it's completed in mid-2015, the development will house 10,000 people. Employees are expected to start moving in early next year, McGinn said. The project is having a tremendous impact on the area surrounding it. Vacant office space is hard to find, and home prices are springing up amid insatiable housing demand. Exxon Mobil Corp. is transferring about 2,000 workers from out of state. Most of those employees will come from the company's offices in Fairfax, Va. About 8,000 are being consolidated from Houston-area buildings. As it prepares to move, Exxon Mobil has started disposing of the real estate it will no longer need.

The company just listed for sale a 35-acre facility in the Energy Corridor. The property, which houses ExxonMobil Chemical Co., includes an office building and conference center totaling 352,170 square feet, ac- cording to HFF, which is marketing the property at Katy Freeway The Exxon Mobil has already sold its downtown Houston building at 800 Bell to San Francisco-based Shorenstein Properties, and last week it listed its 117-acre Fairfax campus. Not much space to lease Leasing activity in the office market has slowed, but it's not for lack of demand. "We don't have much vacant space on the market," said Sanford Criner, executive vice president of CBRE in Houston. The new Exxon Mobil corporate campus under construction near The Woodlands is seen on Thursday, April 11, The new development is near Interstate 45 and the Hardy Toll Road. In total, the complex will house 10,000 people when it opens in (Smiley N. Pool / Houston Chronicle ) Companies looking for large blocks of Class A space - the nicest and newest around have limit ed choices in existing buildings. In west Houston and The Woodlands, available space is virtually nonexistent, according to a report from CBRE. The vacancy rate for high-end space across the Houston area fell to 7.4 percent in the first quarter. The last time vacancy was that low developers added 6 million square feet to the market. Rental rates are moving upward, once again supporting new construction. Nearly 7 million square feet of office space is under construction, but only 1.2 million square feet will be ready in the next three months. And of that space, 60 percent is preleased.

The broker is required to treat each party honestly and fairly and to comply with The Texas Real Estate License Act. A broker who acts as an intermediary in a transaction: (1) shall treat all parties honestly; (2) may not disclose that the owner will accept a price less than the asking price unless authorized inw riting to do so by the owner; (3) may not disclose that the buyer will pay a price greater than the price submitted in a written offer unless authorized in writing to do so by the buyer; and (4) may not disclose any confidential information or any information that a party specifically instructs the broker in writing not to disclose unless authorized in writing to disclose the information or required to do so by The Texas Real Estate License Act or a court order or if the information materially relates to the condition of the property. With the parties' consent, a broker acting as an intermediary between the parties may appoint a person who is licensed under The Texas Real Estate License Act and associated with the broker to communicate with and carry out instructions of one party and another person who is licensed under that Act and associated with the broker to communicate with and carry out instructions of the other party. If you choose to have a broker represent you, you should enter into a written agreement with the broker that clearly establishes the broker's obligations and your obligations. The agreement should state how and by whom the broker will be paid. You have the right to choose the type of representation, if any, you wish to receive.
