5 Jan 25, 2013, 2:51pm CST Updated: Jan 25, 2013, 3:30pm CST Developers to break ground on Noble Energy project this summer Shaina Zucker Reporter- Houston Business Journal Twitter Dallas-based Trammell Crow Co., in a joint venture with Principal Real Estate Investors, based in Des Moines, Iowa, will break ground on a new building for Noble Energy Inc. s (NYSE: NBL) corporate campus this summer. Noble Energy Center Two, a 456,000-square-foot, build-to-suit office building in northwest Houston, is slated for mid This building, along with the 10-story Noble Energy Center One, will total 954,000 square feet. "Our new headquarters campus will accommodate our continued and exciting growth, while creating an environment that encourages creativity and teamwork," said Charles Davidson, Noble Energy's chairman and CEO. The Class A office building will feature an integrated eight-story parking garage and an adjacent town hall to host corporate meetings. The two buildings will be connected via a sky bridge. TCC and Principal Real Estate Investors purchased the building and adjacent land parcel in May 2011 from Palo Alto, Calif.-based Hewlett Packard Co. (NYSE: HPQ). The development team is seeking LEED Silver certification by the U.S. Green Building Council. The architect for the project is Kirksey Architects.

6 Jan 20, 2012, 2:48pm CST Updated: Jan 20, 2012, 4:50pm CST Noble Energy to move HQ to former HP building Staff Houston Business Journal Noble Energy Inc. signed a lease for a 497,000-square-foot, former Hewlett Packard Co. building, with plans to consolidate employees from several locations into the new headquarters in northwest Houston. Noble Energy will occupy the entire 10-story building at Highway 249, and it could expand on an adjacent land parcel in the future. Noble Energy (NYSE: NBL) will consolidate three of its Houston locations into the building in the summer of 2013, according to building owners Trammell Crow Co. and Principal Real Estate Investors. The building is currently undergoing a renovation to update elevators, lobbies, common areas, landscaping and signage. When the renovation is complete, the building s owners said they hope to obtain Energy Star and LEED certification. Kirksey Architecture is redesigning the interior of the building with modern layouts. Noble Energy is a Houston-based exploration and production company with its current headquarters in north Houston. The company said the three locations it is consolidating currently have about 400,000 square-feet of work space and about 700 employees. The new building will have space for these employees and accommodate additional room for employee growth.

7 Jan 25, 2013, 5:00am CST What Houston means to HP: Tech giant opens former Compaq campus doors for rare tour Molly Ryan Reporter- Houston Business Journal Twitter Growing like a weed in the empty fields of northwest Houston, Compaq Computer Corp. was once the region s most prominent technology company, setting the tone for innovation through the 1980s and 90s and, at its height in 2000, boasting about 20,000 Harris County employees. Today, slightly more than 10 years after Hewlett-Packard Co. (NYSE: HPQ) acquired Compaq in a $19 billion buyout, Compaq s meteoric rise is a fading part of the region s business backbone, though its overnight success remains a source of nostalgic pride for former employees. But HP has not let the former Compaq campus completely wither away. The Palo Alto, Calif.-based technology giant has cut back significantly since Compaq s heyday, eliminating thousands of positions and selling off much of its buildings and land, which once spanned 1,000 acres. But in offering a rare glimpse of HP s Houston operations to a Houston Business Journal reporter and photographer, the company revealed it still has about 7,000 employees at the more than 250-acre campus, a figure kept under wraps in recent years. HP drew back the curtain on its eight-building campus off Highway 249 at Louetta Road, which is still interconnected by an air-conditioned above-ground tunnel built during the Compaq era. Although the HP logo now adorns signs outside of the campus, inside the buildings, the hallways remain mostly devoid of decoration. HP officials remain guarded about how many employees work in each division, but they did say Houston has employees working in all six of HP s business units: personal systems, printing, services, software, financial services and enterprise servers, storage and networking.

8 Though the company was tight-lipped about its long-term plans for the local operations, officials said HP is committed to the Texas market, which could see some major growth while the company works out its operational and management issues in the coming years. While visiting Dallas last October, Meg Whitman, HP s CEO, said she wanted to grow the company s footprint in Texas, the Dallas Morning News reported. And during an October analysts meeting, Whitman reiterated that HP is on a four- to five-year journey to revamp the company from its fragmented state. That reorganization could result in some losses during 2013, she said, but with a goal of becoming more profitable in 2014 and beyond. Since Houston is still one of HP s largest campuses around the world, the future looks brighter. Companies are investing in Houston, and HP wants to continue to be a part of that, said Mark Potter, a Houston-based senior vice president and general manager of the industry standard servers group, part of the enterprise servers, storage and networking business unit. Texas is an innovation frontier, and HP benefits from that across the state, nation and worldwide. Economic Boost HP s campus on Compaq Drive is no stranger to change or innovation. Compaq, which was founded in 1982, experienced unprecedented growth in its early years. In fact, the personal computer company was the youngest company ever to make the Fortune 500 when it joined the exclusive corporate club in We gave the city the idea that Houston could diversify itself from being nothing but an energy city, recalled Rod Canion, Compaq s first president and CEO and a co-founder. The rate of growth came from our opportunity. We set the industry standard. Throughout Compaq s lifespan, it had a major economic impact on the Houston community not just because of its product innovation and size, but its ripple effect. For example, without Compaq, Highway 249 may never have been constructed, Canion said. When the company considered moving to another city because it was growing too large for workers to travel on the existing two-lane road to work, Harris County and Houston officials worked with Compaq on plans for the expanded highway, and Compaq ended up donating a large chunk of its land so the highway could be built in the late 80s. As Compaq expanded, so did businesses along the 249 corridor, said Russ Setzekorn, a former Compaq employee who is working with Canion on a book about the company s formation. There were many, many other businesses that grew out of Compaq s presence, Setzekorn said. Electronics suppliers, parts suppliers, Web companies, software companies a big, successful technology company generates local skills and expertise.

9 Besides technology expertise, Compaq was also a major manufacturer it kept all of its personal computer manufacturing in Houston in its early years and it had an active philanthropic program, Setzekorn said. When HP acquired Compaq in 2002, Compaq had slipped from its high point and was down to about 11,000 local employees, HBJ reported at the time. After the acquisition, HP consolidated its workforce, and many former Compaq executives parted ways with the company as HP sold off chunks of Compaq s campus. This upheaval transformed the company s role in the Houston community, said Walter Ulrich, president and CEO of the Houston Technology Center. Compaq was a unique event, Ulrich said. With Rod Canion, Compaq was really a Houston company, but (with HP) having a major facility here, it is also very beneficial. It is somewhat different, but it is still good for the economy. After years of staying under the radar in Houston and despite the negative headlines coming out of the Palo Alto headquarters related to the company s controversial acquisition of British software maker Autonomy, worldwide layoffs and other management issues the company is seeking to remind area business leaders that it still has innovative local projects under way. HP in Houston is a technology innovator, HP s Potter said. Its workforce includes accomplished technologists and engineers with many patents being submitted and granted that are literally transforming the industry. Indeed, in addition to having representatives from all divisions in Houston, HP also has a PC design studio where employees design consumer and commercial laptops and desktops. On the manufacturing side, HP s Houston campus has a 24-hour-a-day, five-day-a-week manufacturing facility that produces servers, storage and networking products for U.S. and global markets. The company still uses some local suppliers for its manufacturing capabilities, but it would not disclose how many it uses compared to when Compaq was first acquired. As for its community impact, HP has donated equipment and computers to HTC, and it regularly donates expertise to the technology center, Ulrich said. As HP addresses lingering concerns from the Autonomy controversy and recent pressure on earnings, some analysts are confident that the company can right its wrongs and once again solidify its presence in the high-tech sector. I think the company can survive and compete in consolidated groups, said Grady Burkett, a Chicago-based MorningStar analyst. Some businesses I would expect to be smaller. But I expect research and development to grow. If you want to compete, you have to innovate, so I

10 would expect HP to spend more heavily on innovation. And I think this innovation would be a benefit to the company and to Houston. What HP looks like in Houston Each of HP s six business units have operations in Houston. Here s a quick look at those divisions: Personal Systems: Part of the bulk of HP s business, this group provides personal computers and related products. According to IT consulting firm Gartner Inc. of Stamford, Conn., HP is the largest PC company in the world. In 2012, the group s revenue was down 14 percent year over year. The PC group also has a design studio in Houston. In the future, HP intends to address product gaps in this group. Printing: HP is the market leader in laser, ink and graphics printing, and the company provides printer hardware, supplies, media and scanning devices. This group s revenue was down 5 percent year over year in Along with personal systems, printers make up the bulk of HP s business. Services: Provides consulting, outsourcing and technology services. In the 2012 fiscal year, the group s revenue declined 6 percent. HP has said it is trying to turn around this group and improve margins with a new leadership team and operating model. Enterprise Servers, Storage and Networking: Known as HP s ESSN group, it provides server, storage and networking products. In 2012, revenue declined by 9 percent. In the future, HP has said this group has the opportunity for fast growth, especially with more product innovation. Software: HP is the sixth-largest software company in the world, providing enterprise information management solutions. Revenue in this group grew by 14 percent in HP plans to shift this group, which is relatively small compared to its overall revenue picture, more to the cloud, while projecting moderate growth. HP Financial Services: Another relatively small business for the company, the financial services division supports global product and service solutions. The division helps customers acquire IT solutions and provides specialized financial services to customers. Its year-over-year revenue in 2012 grew by 1 percent. 12 Friday, May 8, 2009 Lone Star College to convert boardrooms into classrooms at HP campus Houston Business Journal - by Jennifer Dawson HP's north campus View Larger Hewlett-Packard Co. has sold a significant chunk of its Northwest Houston campus to the Lone Star College System in what will likely shape up to be the largest real estate transaction of the year. LSC paid almost $42.2 million for approximately 1.2 million square feet of improvements on 80 acres. The buildings are located next to HP s Houston campus at State Highway 249 and Louetta. The transaction, which closed on April 30, included three interconnected buildings with 1 million square feet of office space and 90,000 square feet in two common-area buildings that have a 900-seat cafeteria; fitness center and conference center. Two parking garages with 3,100 spaces and an 18,000-square-foot building formerly used as a visitors center were also acquired. The vacant facilities were sold as part of Palo Alto, Calif.-based HP s ongoing process of divesting unneeded real estate holdings. The LSC property was part of a previously announced sales effort that still leaves two HP office buildings with parking garages and some undeveloped land on the market (see More HP space hits selling block, Jan. 18, 2008). Stewart Robinson of Hines Interests LP, who marketed the property with Ken Gilbert of Liberty-Greenfield Real Estate Advisors, declined to comment on the LSC deal or the sales status of the remaining property. An HP spokeswoman would not disclose how many HP employees still work in Houston following the firm s 2002 acquisition of Houston-based Compaq Computer Corp. At the height of its operation, Compaq had 16,000-plus employees and more than 5 million square feet on nearly 1,000 acres in Northwest Houston. Michelle Wogan of Transwestern, the leasing agent for the mostly vacant 500,000- square-foot Centre at Cypress Creek that sits across the street from HP, says the LSC acquisition will have a significant impact on the area. The college system will provide amenities and services to area employers, as well as help rebrand the submarket. Instead of just being an HP campus, says Wogan, we re putting employers up here that are diversifying the tenant base. The sale also demonstrates that the small submarket, which had more than 3 million square feet of vacancy, is a viable place to do business. It takes 1.2 million square feet off the books, Wogan says. That s huge. AHEAD OF THE CLASS Ray Laughter, vice chancellor of external affairs for Lone Star College System, says system officials have not been able to find any record of another acquisition by an institution of higher education that approaches 1.2 million square feet. It s one the largest real estate deals in education and in Houston, says Laughter.

13 The Woodlands-based Lone Star College System, formerly known as the North Harris Montgomery Community College District, has 52,000 students taking classes at five separate campuses and six satellite centers. The main reason LSC bought the HP property was to create a new University Center to serve northern Harris County. The college system, which only has freshman- and sophomore-level courses, helps offer bachelor and master degree programs in conjunction with six university partners that provide junior- and senior-level classes at LSC s University Center in The Woodlands. The second University Center will offer degree programs from all of the same partners: Texas A&M University, University of Houston, University of Houston-Downtown, Texas Southern University, Sam Houston University and Prairie View A&M University. The new Highway 249 site will also play a big role in LSC s Corporate College, a centralized training effort launched earlier this year. Corporate College is an expanded version of the continuing education classes previously held at various LSC sites. Laughter says the goal is to provide training to companies in the area. We ll have a huge Corporate College presence in this new conference center, he says. LSC s real estate acquisition was made possible by a $420 million bond election in May Voters approved campus expansions and construction of a new University Center. Laughter says acquiring existing buildings in a campus-like setting was much more cost effective than building from the ground-up. For example, LSC built the 500,000-square-foot CyFair College campus in 2003 at a cost of $100 million, according to Laughter, who calls the HP deal a great bargain for the taxpayers. We re getting more than twice as much for less than half the cost, he says. It would have cost significantly more to build what we needed.

The broker is required to treat each party honestly and fairly and to comply with The Texas Real Estate License Act. A broker who acts as an intermediary in a transaction: (1) shall treat all parties honestly; (2) may not disclose that the owner will accept a price less than the asking price unless authorized inw riting to do so by the owner; (3) may not disclose that the buyer will pay a price greater than the price submitted in a written offer unless authorized in writing to do so by the buyer; and (4) may not disclose any confidential information or any information that a party specifically instructs the broker in writing not to disclose unless authorized in writing to disclose the information or required to do so by The Texas Real Estate License Act or a court order or if the information materially relates to the condition of the property. With the parties' consent, a broker acting as an intermediary between the parties may appoint a person who is licensed under The Texas Real Estate License Act and associated with the broker to communicate with and carry out instructions of one party and another person who is licensed under that Act and associated with the broker to communicate with and carry out instructions of the other party. If you choose to have a broker represent you, you should enter into a written agreement with the broker that clearly establishes the broker's obligations and your obligations. The agreement should state how and by whom the broker will be paid. You have the right to choose the type of representation, if any, you wish to receive.
