3 Executive Summary Zoned Mixed Use Land (MRC-3) The Echo Street Mixed-use project is an approximately 11 acre assemblage located near the corner of Northside Drive and Donald Lee Hollowell Parkway on the burgeoning west side of Atlanta. The site is conveniently located near Georgia Tech, Coca Cola World headquarters, Atlantic Station, the Georgia Aquarium, Phillips Arena and the many amenities of Midtown Atlanta. Positioned at the corner of Echo Street, the site currently consists of abandoned and under utilized industrial buildings and is prime for redevelopment. Echo Street is on the leading edge of the urban core development corridor more commonly know as Westside Atlanta. The many recent new developments on the adjacent Marietta Street/Howell Mill Road corridor makes this site the next logical development in the area. The MRC-3 zoning allows for up to 660,000 sq ft of residential and up to 35,000 sq ft of commercial development with a maximum building height of 65 ft. This zoning allows for great flexibility in design which could include mid-rise multifamily, stacked flats, townhomes, student housing, restaurants and retail. In addition, the property is located inside the Westside Tax Allocation District which may provide funds to help with the development funding. Two notably future developments in the area include the third largest urban park in the country, Bellwood Quarry Park (Westside Park) with 350 acres of green space and the new Atlanta Falcons stadium that is to be completed by This $1.2 billion dollar project will be the cornerstone of sports activities and entertainment for the entire city of Atlanta.
