Location The property is located on Brediland Road Linwood at the junction with Moss Road/Bridge of Weir Road. Travelling west on the M8 take junction 28a following signs for A737 Irvine. Branch left and at the roundabout take the fourth exit signposted A76 Bridge of Weir/Linwood. Turn right into Bridge Street continue along taking third right into Moss Road. Brediland Road is the first on the left and the School buildings are at this junction. A location/site layout plan is attached for information. Description Extending to 3.04 Acres (.23 Hectares) or thereby, the site is generally level. The property comprises a part one storey, part two storey building dating from the early 960s and largely of traditional construction. The gymnasium and dining hall appear to be of steel frame construction with the remainder masonry or concrete with a dry dash render finish. The roof structures are a mixture of flat mineral felt covered and pitched concrete/clay tiles. A small modular prefab unit has been added to the rear of the main building. The subjects also include a detached bungalow extending to four rooms, kitchen and bathroom. The property is currently used as a school and janitor s house, with this facility due to relocate in the Summer of 207. The school premises extend to 2,929 square metres (3,527 square feet) or thereby (gross internal area) with car parking to the front and rear. The accommodation is a mixture of classrooms, offices, specialist and ancillary space. The school premises are graded F+ for Building Energy Performance whilst the janitor s house is rated D. 4 Former Clippens School, Brediland Road, Linwood Development Brief (April 205) Introduction The brief seeks to provide a planning framework for guiding and facilitating the submission of a planning application for the site at the former Clippens School, Brediland Road, Linwood. This is a non-statutory development brief that does not form part of the Renfrewshire Local Development Plan. It should though be read in conjunction with the Renfrewshire Local Development Plan (204). Although the development brief will not be formally adopted by the Council as Supplementary Guidance, it will be considered as part of the framework for the redevelopment of the site. Vision Brownfield sites in urban areas help Renfrewshire deliver sustainable economic growth. This site is identified as providing opportunities for change and supporting investment in the area, helping to regenerate, create and enhance existing places. This site provides an excellent opportunity for new community facilities or uses compatible with the surrounding residential area. It offers an opportunity to add to the existing sustainable mixed community. Development of this site will simply integrate with the surrounding area, adding to the overall character and visual appearance of the area. Local Context Analysis The site lies a short distance to the north and east of Linwood Town Centre and is within easy walking distance of shops, local schools, open space and frequent bus services. It extends to.23 hectares and is located off Brediland Road. The site is square in shape, on relatively level site with the existing buildings and hardstanding still in-situ. Surrounding the site there is a variety of property types, building sizes, heights and massing. The density of the built form surrounding the area also varies with a mix of one and two storey detached, semi-detached and terraced properties. There is therefore no fixed built form advocated for this site and it provides excellent opportunity to design a development that can capture the range and style of buildings in the vicinity of the site. Policy Context Relevant statutory land use policies relating to the built environment are set out in the Renfrewshire Local Development Plan, which can be obtained from the Council s website, Specific policies relating to the site include:- Policy P Renfrewshire Places, which encourages development where there is the continuance of the built form and development which is compatible and complementary to the existing uses; Policy P7 Green Network, the site has the potential to contribute to increasing accessibility in and around this community and place; The development requires to be assessed against the principles, guidance and criteria set out in the New Development Supplementary Guidance.

5 Design Principles Any new development within Renfrewshire is required to be of good design, taking cognisance of the local context and character of the area. Development at this site should be designed with consideration of creating a successful place in line with the framework set out in the Renfrewshire Local Development Plan and accompanying New Development Supplementary Guidance. It is the responsibility of the offeror to ensure that offers are submitted to the correct address by the closing date. 2. All offers should be submitted in proper Scottish Legal form. 3. There should be nothing written or typed on the outside of the offer envelope which can identify the Offeror. Any offers submitted by fax or cannot be considered. 4. The subjects are offered for sale or to let in their current condition and with all fixtures and fittings included as at the date of these particulars. 5. The successful Offeror will be deemed to have satisfied him/herself as to the suitability of the subjects for the envisaged use, and will be responsible for obtaining statutory or other consents required in connection with the intended use, or any proposed development. 6. The successful Offeror if appropriate must satisfy him/herself as to the ground conditions and terms of the title deeds. The Council gives no warranty in respect of any of these issues. 7. All prospective purchasers should note that in appropriate circumstances where development is proposed, a sale will be conditional upon the granting of planning permission by Renfrewshire Council and statutory consents by the relevant bodies.. In cases requiring the approval of the appropriate Council Policy Board this will be sought at the first appropriate opportunity. 2. The Council reserves the right, at its absolute discretion, to withdraw from negotiations in the event missives of sale are not concluded within 8 weeks of notification of the Council s decision. 3. Missives of sale will require that the prospective purchaser undertakes site investigation (if appropriate) and submits a planning application within 2 weeks (or such other time period as may be agreed by the Council) of the date of the conclusion of missives. 4. The Council may seek a non returnable deposit (0% of the sum offered), payable upon exchange of missives, for any sale proposal. 5. The Council may require that a proposed development shall be completed within two years (or such other time period as may be agreed by the Council) from the date of conclusion of missives. 6. Under any proposed sale, in the event that settlement is not effected within 9 months from the date of conclusion of missives, the Council will be entitled at its sole discretion to resile from the bargain (with no expenses due to or by either party) or to apply an uplift on the purchase price from the date of conclusion of missives until settlement based on the Halifax House Price Index. 7. The Council may elect to charge VAT on the purchase price in the event of a sale. Offerors are instructed to present their offer price exclusive of VAT. The Council will notify the successful offeror if VAT will be charged.
