If yu require any help cmpleting the frm, please dn t hesitate t bring it int the ffice where we can assist yu Direct Payments frm WINZ If yur Tenancy has been apprved based n WINZ paying the rent directly int ur accunt then this must be abided. If fr sme reasn yur case manager has changed their mind, r the autmatic payments have stpped, please make us aware as sn as pssible. Please remember this is a cnditin f yur agreement. Page 8 f 17
9 3.3. Due Dates Yu are expected t be ne week in advance at all times. Yur due date will fall n the day prir t yur start date. I.e. if yur tenancy agreement started n a Saturday, yur rent will always be due n a Friday and will start n the FIRST Friday that yu are in the huse. If yu have any queries, please dn t hesitate t call the Prperty Administratr fr a print ut f yur tenancy statement. This will shw when yur rent is due Rent Arrears Prcess Rents are checked n a daily basis. If fr sme reasn yu think yur rent will nt be banked in time, please call the ffice t let us knw. If yu dn t let us knw what s ging n, the fllwing will ccur: Day 1 Yu will be called t find ut why the rent is late. If yu have a reasn and an arrangement has been made with the Prperty Manager, we will wait until the agreed date t make cntact again. Day 2 If an agreement has nt been reached r we were unable t get hld f yu, a 14 Day ntice will be sent ut and held against yur file. Day 5 If an agreement has nt been reached r we were unable t get hld f yu, tenancy tribunal curt prceedings will begin. Please nte: It is in yur best interest t ensure yur rent is paid n time. If it s nt paid n time, in full, yu culd be faced with the fllwing situatins: 1) If asked t prvide a reference fr yu we will be frced t tell them hw many 10 day ntices and/r curt prceedings were held against yur file 2) Yu may be entered n the Natinal Database as a high risk tenant 3) It can affect yur credit rating making it difficult t brrw in the future 4) It may affect yur chances f renting anther prperty Page 9 f 17

INSPECTIONS If an inspectin is cancelled less than 2 hurs prir t inspectin, the inspectin fee will be charged t the tenant Frequency As per Sectin 48 (2) (b) f the Residential Tenancies Act 1986, we are permitted t inspect the rental prperty fur times per year. This des nt include initial and final inspectins Initial Inspectins An inspectin will take place with the Tenant and the Prperty Manager 2-3 wrking days prir t the Tenant taking the prperty. This is an pprtunity fr the Tenant and the Prperty Manager t agree n the current cnditin f the prperty. The Tenant and Prperty Manager will sign ff n the initial inspectin Standard Inspectins These will ccur every weeks after the initial inspectin. These inspectins are usually perfrmed during standard business hurs. Yu are welcme t attend the inspectin, r yu may chse t wait fr the reprt. If this is the case, the reprt will be mailed t yu within 2 wrking days. There will be tw cpies, ne fr yu t keep and ne fr yu t sign and return. This must be dne as sn as pssible. If yu dn t agree with anything n the inspectin reprt, please call The ffice t discuss with the Prperty Manager. If we have nt received yur signed cpy f the inspectin reprt within 10 wrking days, we will take that as being accepted by yu Final Inspectins Final inspectins will take place within 2 wrking days after the tenant has vacated the prperty. The tenant will be infrmed within 2 wrking days after the inspectin f the final utcme. Fr bnd refunds please see sectin f this dcument. Page 10 f 17
11 5. KEYS The tenant is respnsible fr the keys t the prperty. Please ensure yu advise the Prperty Manager if yu make any cpies f the keys. If yu d, these are als expected t be handed in at the end f the tenancy Cllectin f keys Keys t the prperty will be handed ver t the tenant between 2pm and 4pm n the last business day prir t the tenant mving in Return f keys Keys t the prperty will be returned t Century 21 Manurewa at 12pm n the day f vacating the premises. If this is a nn wrking day, yu may arrange with the prperty Manager t return the keys n the next business day. If the keys are nt returned n time, extra days rent may be charged Keys Lst / Lcked inside If yu lse yur keys t the prperty, please advise the prperty Management Team as sn as pssible. If yu have lcked the keys inside the prperty please call us t arrange fr ur keys t be used t let yu in. If yu cllect the keys during business hurs there will be n charge, hwever, if the Prperty Manager is called ut t let yu in after business hurs yu will be charged a $45.00 fee. Page 11 f 17
12 6. UTILITIES Cnnect Nw is a simple and cnvenient time saving service assisting yu t cnnect yur Electricity, Gas, Phne, Internet and Sky. Cnnect Nw find yu the best deal and can cnnect t ne service r all services just by cmpleting ne simple frm. Yur Prperty Administratr can cmplete the frm fr yu and fax it ff at n charge t yu. Fr a cpy f the frm, refer Appendices Sky TV Mst f ur rental prperties have sky dishes, hwever if the prperty yu are renting des nt, yu are welcme t arrange with Sky t have a dish installed at yur cst Electricity It s up t yu wh yu chse as yur electricity supplier, hwever if yu d like t have a pre paid pwer meter installed yu must ask permissin frm the Prperty Management Team first Water Rates / Payments As per the Residential Tenancies Act 1986, yu are required t pay fr metered water t yur prperty. Once the water rates bill has been received by Century 21, we will send yu a cpy with a Century 21 invice. Please make yur water rates payment t the same accunt as yur rent and use yur name r address as reference1 and water as reference 2. Yu must pay the water bill by the due date. If yu fall int the Papakura Cuncil r Franklin District Cuncil yu will be expected t pay the water rates bill in its entirety. If yu fall under the Manukau City Cuncil yu will be charged fr usage nly. The landlrd will pay fr the service. Page 12 f 17
13 6.4. Alarms / Mnitring If yur prperty is alarmed and yu wish t change the number, please call the phne number n the alarm panel. If yu change the number, yu must infrm the Prperty Manager s we can update ur files. If yu wish t have yur alarm mnitred yu may d s, but yu will incur the cst. Page 13 f 17

TENANTS RESPONSIBILITIES These are the tenants respnsibilities as per Sectin 40 f the Residential Tenancies Act The tenant may nt use the prperty fr any unlawful acts Rent Unless alternative arrangements have been made with the Prperty Manager yu must pay yur rent weekly. At the start f yur tenancy yu are ne week in advance. This week in advance is expected t be maintained thrughut yur tenancy. It is the sle respnsibility f the tenant n the tenancy agreement t pay the rent. Yu are NOT authrized t sub let the prperty. If yu have flat mates yu may want t think abut creating a jint accunt fr rent etc. We nly accept ne payment per prperty per week Interir/Exterir The tenants are t ensure that the premises are kept clean and tidy. This will be mnitred thrugh regular prperty inspectins. Lawns Please refrain frm parking n the lawns Ensure the lawns are mwed at least frtnightly If weed spray is required n cbbled areas, please infrm the Prperty Manager Gardens shuld be maintained t a reasnable standard Husekeeping Picture hks must be used t hang pictures n nails in the walls Opening windws is imprtant fr air circulatin and helps prevent muld and mildew. Wiping dwn sills and ceilings shuld be dne at least annually Hand washing f nets shuld be dne at least annually but n mre than quarterly Ovens shuld be cleaned ut regularly Rubbish shuld be remved weekly Please remve yur shes and ask yur visitrs t d the same. 15 Flrs shuld be washed regularly. Carpets are t be shamped n exit f the prperty. If yu have had an accident n the carpet resulting in a stain, please ensure that yu attempt t remve the stain Maintenance It is the tenant s respnsibility t infrm the landlrd f any maintenance that is required n the prperty as sn as pssible, hwever if it s a leaky tap and yu discver it at 2am, please dn t call. Refer Sectin 1.4 f this dcument fr defined emergencies. Page 15 f 17

TERMINATION On vacating the premises yu must; Remve all gds frm the premises Leave the premises in a reasnably clean and tidy cnditin Remve all rubbish Return keys Leave all chattels that were prvided by the landlrd 8.1. Peridic Tenancy If yu are n a standard peridic tenancy, yu are required t give three weeks ntice in writing t the Prperty Manager Fixed Term Tenancy If yu are n a fixed term tenancy, the Prperty Manager will call yu several weeks prir t the end f yur tenancy and ask yu if yu wish t renew yur cntract. If yu want t end yur tenancy prir t the fixed end date, yu must cntact the Prperty Manager. She/he will advertise the prperty and d all reasnable steps t secure anther tenant fr yu. Yur fixed term tenancy can nly be brken if either yurself r the Prperty Manager finds anther suitable tenant t take ver yur tenancy. If yu mve ut prir t the fixed end date with n tenant in place, yu are still respnsible fr the rent until that end date Bnds On cmpletin f the final inspectin the Prperty Manager will advise yu f any utstanding debts and/r keep backs n yur bnd. Yur bnd will be prcessed by Century 21 within 5 wrking days frm the final inspectin. Page 16 f 17
17 9. GENERAL INFORMATION 9.1. Insurance Century 21 Manurewa recmmends t all their clients t purchase cntents insurance. It is up t the tenant t arrange their wn insurance hwever we are available during business hurs t discuss this with yu Pets Unless stated therwise, pets are nt permitted at yur prperty. Yu may NOT get yurself a new pet withut permissin frm the landlrd. The landlrd may allw pets depending n circumstances and may charge a pet bnd and insist n pet references Chattels Please be aware that wear and tear n chattels such as dishwashers, waste dispsal units etc are cvered by the landlrd. Hwever, if fr sme reasn a chattel des nt wrk and we have a wrkman cme t the prperty t repair and we find that the damage is caused due t the tenant nt using the chattel in its designed way, the tenant will be charged fr the repair. I.e. the tenant trying t put mussel shells dwn a waste dispsal unit. If yu are unsure abut the crrect use f a chattel, please discuss this with yur Prperty Manager. Page 17 f 17
