4 LOCATION: The ranch is located 15 miles northeast of Winnett on the Cat Creek drainage. Access to the ranch from Winnett is about 10 miles east on Highway 200 and then north 5 miles on the Jitney County gravel road. Winnett is the county seat of Petroleum County with a convenience store, café, and other essential county services. From the ranch Lewistown (6,000 population) is 70 miles to the west and Roundup is 50 miles to the south, both have airports and medical services. Also, Billings (Montana s largest city) is 115 miles to the south and is a hub for commercial airlines, major shopping, and medical services. The Lewistown Municipal Airport ( is located on 2,200 acres owned jointly by the city of Lewistown and Fergus County. One of the runways (6100 x 100 ) just received a $2.7M upgrade that included a new paving, a paved extension, and additional lights. This runway handles most jet aircrafts.

5 CENTRAL MONTANA AREA: Lewistown is in the Center of Montana surrounded by five area mountain ranges: Snowy, Judith, Moccasin, Belt, and Highwood. Cattle ranching, wheat farming and hay production still provide the primary economic base. Winnett and Petroleum County is included and surrounded by the Missouri River / Ft. Peck recreation area noted for all types of hunting and fishing recreation. Encompassing about 1,100,000 acres, the Charles M. Russell National Wildlife Refuge (NWR) provides a unique opportunity to experience wild land and wildlife in a natural setting. Visitors to the NWR can experience wildlife and scenic grandeur in nearly the same surroundings as encountered by the Lewis and Clark expedition 200 years ago. Extending approximately 125 miles east/west and including the 245,000 acre Fort Peck Reservoir, the Refuge includes native prairies, forested coulees, river bottoms and badlands so often portrayed in the paintings of Charlie Russell, the colorful western artist whom the Refuge is named.

6 RANCH SIZE: The Manuel Ranch contains about 12,000 +/- total acres. There are 9,795 +/- deeded acres and the balance is leased land (BLM, State Cooperative Grazing District, and State Lands). Historically the real estate taxes have been $7,590. The Department of Revenue indicates the following land classifications: Farm Site: Fallow: Tillable Irrigated: Wild Hay Grazing Land 9, Farm Service Agency Data indicates there are 1,050.9 acres original cropland which are now in tame grass, dry hay, or irrigated hay. There are base acres with assigned dryland yields of 24 bu/ac for wheat, 28 bu/ac for barley, and 42 bu/ac for oats.

There is a remodeled 3 bedroom 2 bath home with a large yard area and a detached garage. Nearby are several sheds and corrals for the livestock. In general the improvements are well cared for. 8 WILDLIFE & HABITAT: As mentioned the ranch is within the famed 410 Hunting District. This area is known statewide as one of the finer elk hunting areas. The elk numbers are said to be 3,000 to 4,000 in the Missouri River Breaks area with about a million acres of Federal Lands. There is a large resident herd and bulls are average (mostly 6 x 6). This area also has some trophy bulls in the 350 plus range and getting one is a realistic chance. Fish Wildlife and Parks information indicates that in 2012 over 825 elk were harvested (both rifle and archery) in this hunting district of which 247 were 6 x 6 or more! The owner has been allowing public hunting via Block Management. The ranch has unlimited potential for improved wildlife. Small grains, additional shelterbelts, food plots and hunting management would increase elk, deer, and bird populations. As per maps the ranch does border thousands of acres of BLM lands. The 410 Hunting District is mainly an archery hunt area. There are rifle permits but very limited.

9 AGRICULTURAL OPERATION: The Manuel Ranch is currently leased to a neighbor until the end of The cash lease is paid up front in January. Prior to the lease the history of the ranch has been to raise 300 cow calf pair year round in combination with raising of hay and small grains. There is a 2011 Zimmatic Center Pivot sprinkler system that covers about 85 acres. Source of water is provided by a reservoir. The range condition on the ranch shows a well cared for habitat. There are about 20 pastures and owner has about 10 miles of waterlines with tanks to further allow better utilization of the range. The ranch has extensive water rights and are available upon request. All water rights, ditch rights and ditch easements appurtenant to the subject property are to be transferred to the Buyer at closing. There is no guarantee, however, that any or all of these rights exist until the water right adjudication process is completed and a final decree is issued.
