3 This Construction Management Plan (CMP) has been produced by Lucy & Co. for the refurbishment and construction works at the Snug Nursery, High Street, Ascot, Berkshire, SL5 7JH 1. Proposed programme The proposed dates for the project works are as follows: Commence: Practical Completion: December Exact date TBC Exact date TBC pending works package confirmation 2. Introduction This is the proposal for the site known as the Snug Nursery, Ascot. The proposed works include the making safe and strip out of an existing building and the re-development of the site including the construction of an external staircase to create access to the first floor, all as per the approved planning drawings and scope of works LUC Rev.H. The existing building is currently unoccupied and site is secured from all public access. 3. Proposed hours for vehicle arrivals In general the hours in which vehicles could arrive and depart are during the site operating times of Monday to Friday and on Saturdays. All main deliveries will be requested after the main peak hour times where possible and any potential abnormal loads (none are anticipated for these works) will be delivered outside of peak hours. 4. Proposed traffic routes / management Construction vehicles will access site via the main High Street road A329, however the proposed traffic for this project is considered to be relatively small and therefore should have limited impact on the surrounding roads. The site can be accessed from the main motorways via the A332 from the West. Details of the proposed routes will be issued to all of the supply chain however it is anticipated that the local suppliers will be aware of local traffic movements and any potential restrictions. A banks man will be used on site where possible to control the movement and management of any traffic movements as required.
4 5. Proposed vehicle requirements Due to the relatively small nature of the works it is anticipated that minimal site movements will be required. Vehicles can access the site via A329. The anticipated vehicles will be as follows: Grab lorries Skip lorries Concrete lorries Flat bed lorries Transit size small / medium vans It is estimated that there will be no more than one / two vehicle movements per day during general times, however this may increase at a few peak times through the works. 6. Parking and unloading proposals All materials will be securely stored within the boundaries of the site. It is proposed that vehicles will be able to fully access the site to unload / load any materials and a temporary access road will be installed on site as required. It is not anticipated that the parking at Snug Nursery Ascot will affect any site vehicle movements. There will be some parking for operatives / sub-contractors within the site however this will be limited and controlled. 7. Proposed hoardings The site is already secured by timber fencing approx. 2.5 high. Where this is modified for access temporary site fencing / gates will be supplied for the duration of the works meaning all boundaries will continually remain secure. The access gates will be monitored through the working day by the site supervisor and locked outside of the proposed working hours.
5 8. Control of dirt and dust Mud and debris on the public paths / roads are a major concern for all construction sites. As the existing site has tarmacadam surfacing it is not anticipated that debris will become an issue, however in the early stages of the project during the groundworks wheels washers will be used where required to clean vehicles before they leave the site. Provisions will also be in place for cleaning the road if required by an approved road sweeper. Where required dust suppressors will be used when cutting materials to limit dust production as much as possible. 9. Potential impact on surrounding neighbours It is the responsibility of the site team to ensure that a good relationship with the local community is established and maintained. Lucy & Co. are registered with the CCS Considerate Constructors Scheme (00213) and will therefore adhere to their recommendations for good sites. Information details will be supplied on the site boards and any queries / complaints will be dealt with in a swift manner. 10. Waste management The waste will all be sorted into the specific types and re-cycled or reused where possible. Waste will be handled by specialist carriers all registered with the relevant Environmental Agency certificates. The site will be kept as clean and tidy as possible at all times.
