8 The Benefits of Passivhaus Pennsylvania Heights is a pioneering energy efficient development that has been built to certified Passivhaus standards, providing the most energy efficient homes available in the market today. The benefits of Passivhaus are considerable, and should not be underestimated. Unlike conventional new build properties, the homes at Pennsylvania Heights have been designed to considerably reduce energy consumption. In most traditionally built properties heat is wasted through poor insulation and air loss, which means that heating systems and boilers have to work hard to maintain a comfortable temperature, resulting in increased everyday energy use and household bills. Passivhaus overcomes this with a simple but effective idea. A Passivhaus is super insulated and can be likened to an air-tight envelope. This means that barely any heat escapes and barely any cold seeps in. As a result a Passivhaus can largely be warmed not only by the sun (solar gain), but also by the heat generated by appliances, such as fridges and computers, hairdryers and even the occupants themselves without the need for a conventional heating system. Any additional heating during the very cold weather can be provided to each individual home at Pennsylvania Heights via three strategically placed Biomass boilers. To achieve the Passivhaus standard each home will be built using triple glazing, excellent insulation and a mechanical heat-recovery ventilation system, which ensures warm air leaving the building transfers the majority of its heat to the fresh air coming in. This highly efficient and environmentally friendly design means the occupants enjoy comfortable temperatures and clean fresh air, all year round. In addition to reducing heating bills there are also significant benefits for people with asthma, hayfever and other allergies, as the incoming air from the ventilation system has many particles filtered out, providing superior air-quality inside the homes.

10 ISLAND LIVING A NATURAL RUGGED CHARM Portland is famous for the high quality limestone, which has been quarried on the island for centuries and has been used to build many of London s most famous buildings including: St Paul s Cathedral and Buckingham Palace. This tiny island, linked to the mainland by a causeway, is just four miles long and 1 1 /2 miles wide. It forms the southern most point of Dorset and has successfully retained much of its natural rugged charm, being the central point on the World Heritage designated Jurassic Coastline. The island has a good range of amenities and facilities including: schools, local shops, a new supermarket, leisure centres and a selection of restaurants and pubs. In addition, there are outstanding opportunities in the surrounding area for outdoor pursuits from water-sports to rock-climbing. The Portland area is experiencing a very exciting renaissance. The National Sailing Academy, which is to be the venue for the London 2012 Olympic sailing events, is one of Portland s newest additions. Investment in the region, prior to the Olympics, has resulted in the building of the new Portland Marina and Osprey Quay development whilst extensive improvements to the road network has considerably reduced travelling time to nearby Dorchester, Poole, Bournemouth, Exeter and other major conurbations. By very virtue of the area s Olympic appeal and status it is now also attracting major blue chip business names such as Sunseeker, who are themselves a magnet for international visitors and employment. All of which is helping this small island make big gains in the 21st century. Pennsylvania Heights is pleasantly secluded, but by no means isolated. Direct trains to London Waterloo run from neighbouring Weymouth (approximately 6 miles), as do a number of ferry services to the Channel Islands and France. At Manor Roundabout, take the 2nd exit and continue along the A354, now following signs for PORTLAND, through Wyke Regis, after which you will reach the Isle and Royal Manor of Portland. Continue to follow the A354 through Fortuneswell to Yeates Roundabout. Take the second exit and follow the road through the village of Easton, bear right into Wakeham and after approximately half a mile, Pennsylvania Heights is on your right.
