LOCATION Situated in Moerdijk business park, which is strategically located between the harbours of Rotterdam and Antwerp. The site has excellent multipurpose facilities due to the presence of sea and inland ports, railway connection and two direct connections to the national highway system. ACCESSIBILITY Moerdijk business park is located along the A17 highway (Moerdijk-Roosendaal), which provides a fast connection to the A16 highway (Rotterdam-Breda-Antwerp), as well as the A58 highway (Breda-Roosendaal-Bergen op Zoom). TRANSPORT MODES Port of Moerdijk, the fourth sea harbour of the Netherlands, is an extremely interesting short sea harbour with a growing number of connections. The harbour and industrial site has various transport modes: water, road and railway. This means great flexibility for companies that ship via Moerdijk. Water Direct link to the North Sea and various inland-shipping routes Moerdijk is linked directly to the sea. It is the harbour located most inland of the Netherlands. It takes less than four hours to navigate to the open sea via the Dordtse Kil, Oude Maas and Nieuwe Waterweg. Moerdijk is connected inland to various inland-shipping routes, including the two most important waterways in the Netherlands: the Rijn and the Maas. With this, Moerdijk is linked directly to all of the inland shipping routes from and to the European hinterland. ROAD Moerdijk is located at an intersection of highways Moerdijk is located at an intersection of highways. It has direct connections to the A16 (Antwerp- Breda-Rotterdam), A59 and A17 (Moerdijk-Roosendaal- Antwerp). These are connected to important East-West connections, such as the A15 and the A58. Therefore there is excellent access to the European hinterland. RAILWAY The harbour and industrial site can use two public railway terminals in the area. In addition, various companies have their own rail connection and loading and unloading platforms at Moerdijk. 5

GUARANTEES Bank guarantee in the amount of three months lease, including service costs and VAT. OTHER CONDITIONS The other conditions apply in accordance with Real Estate Council standard lease agreement with corresponding general terms and conditions. 11

13 THE INTERSECTION OF SUSTAINABLE LOGISTICS AND PROCESS INDUSTRY IN THE FLEMISH DUTCH DELTA The Moerdijk harbour and industrial site accommodates many qualities in the year The site is located strategically in the Flemish Dutch Delta between the main ports of Rotterdam and Antwerp, at an intersection of four available modes that form an important link between these world harbours. The harbour is accessible for seafaring vessels as well as inland vessels and thereby offers extra quality and its own identity. Moerdijk is a logistical turntable where many flows of goods come together and the import and export of many companies is facilitated. Manufacturing also takes place, as a result of which value is added to the goods that are transhipped. The chemistry, manufacturing industry and logistics form important sectors on Moerdijk. With all of this, Moerdijk is an important factor for employment opportunities, on the site itself as well as in the broad region around it. There are many opportunities to strengthen and to expand these qualities in the future in order to make further growth in quality and quantity possible. It is not only about growth in the transhipment volume, but also about growth in the added value in Moerdijk itself, which requires focused effort and investments. This is only possible if a clear direction is set for this purpose. A direction that provides a clear image of the type of harbour and industrial site that Moerdijk in 2030 wants to be.
