3 May 1 st, 2012 Craig Mottram & Family 118 Rangoon Rd. We are pleased to submit the following proposal for the addition and interior renovation at 118 Rangoon Rd. We have made the following assumptions in pricing this work: Work shall be performed during normal working hours (i.e. 8:00 am 4:30pm Mon.- Fri.). Unless otherwise noted. Access for the demolition and excavation will be done off of Eglinton Ave. Contents from the house will be moved out before work begins. Existing exterior brick walls will remain. (We will do our best to match the new brick to the existing brick; however there is no guarantee that it will be 100%) We have provided a separate budget price below if you wish to re-brick the entire house to match the new brick. Existing garage slab will remain. We will only add a slab to the addition part of the garage. Existing basement will remain as is. Customer to supply hydro, gas, and water throughout the duration of construction. No wall tile in Bathrooms, except for the shower and bathtub enclosures. The work is based upon the drawings provided by Escala Designs Inc. dated September 2007 and discussion on April 4, 2012 & April 14, 2012, and the following scope of work. The following is the scope of work proposed for this project: EARTHWORKS Excavate the proposed area for the addition for the new foundation. Supply and install sub pump in the basement. Supply and install weeping tile to the perimeter of the proposed foundation to remove water penetration to the foundation wall. DEMOLITION Remove and dispose of existing roof, existing partitions, and flooring on the entire main floor as indicated on the plans. (Complete gut job of the ground floor) Remove and dispose of the entire back wall of the house to allow for the addition Remove and dispose of the existing sunken entranceway and make level with existing ground floor. Remove and dispose of the back wall in the garage to allow for the addition.

4 CONCRETE Supply and install concrete footings to support the foundation. Supply and install a 4 concrete slab for the proposed basement addition Supply and install a 6 concrete slab in the garage for the addition part. Supply and install concrete piers for the proposed deck in the backyard. MASONRY Supply and install 10 concrete block foundation. Reinforce and block-fill the concrete block foundation. Infill windows and openings specified in the drawings. Supply and install brick veneer as indicated in the plans **Base price only includes brick veneer to the proposed addition and not the existing walls that will remain exposed.** Supply and install brick columns on the front veranda and the rear veranda as indicated in the preliminary meeting on April 4, 2012 METALS Supply and install structural metal beams as proposed in the drawings. Supply and install structural metal columns as proposed in the drawings. Supply and install structural metal lintels as proposed in the drawings. CARPENTRY Supply and install rough carpentry framing as per plans and specifications. Supply and install pressure treated deck as indicated in the plans Supply and install pressure treated balcony from the master bedroom as indicated in the plans Supply and install oak stairs and handrails on the ground floor and the second floor. Supply and install washroom vanity and countertops on the 1 st and 2 nd floor. Supply and install kitchen cabinetry and countertop. Supply and install finish carpentry throughout the main floor and the second floor. (Baseboard, casing, and interior doors) THERMAL & MOISTURE PROTECTION Supply and install damproofing and waterproofing to the exterior side of the proposed foundation wall. Supply and install R-20 batt insulation the exterior walls and R-31 insulation to the roof. Supply and install air and vapour barriers. Supply and install residential 30 year shingles to the proposed roof Supply and install gutters and downspouts as indicated on the plans. Supply and install sealants and caulking to the newly installed windows, vanities, and kitchen cabinetry. DOORS & WINDOWS Supply and install vinyl windows throughout the entire house, no mullions as discussed in the meeting on April 4 th, Supply and install vinyl sliding door in the kitchen Supply and install metal insulated doors as indicated on plans

5 FINISHES Supply and install drywall to the newly constructed partitions and ceilings. Supply and install tile as indicated. (Kitchen floor, Pantry, Washroom Floors, Shower & Tub Surrounds) Supply and install backsplash in the kitchen. Supply and install wood flooring as indicated. (Home office area, Living Area, Dining Room, and all hallways) Supply and install carpet flooring as indicated (bedrooms, walk in closets) Supply and install 1 coat of primer and 2 coats of paint to the newly installed drywall. SPECIALTIES Install toilet and bath accessories, supply by others. Supply and install aluminum handrail on the front veranda. (colour choice by others) MECHANICAL Supply and install HVAC to the proposed addition Supply and install new furnace and air conditioning units sufficient enough to service the house Provide plumbing and drainage to the proposed fixtures on the plans. Supply and install plumbing fixtures with allowances provided: QTY. Item Allowance 1 Kitchen Sink $350.00/ea. 1 Kitchen Faucet $250.00/ea. 3 Toilets $350.00/ea. 5 Vanity Faucets $125.00/ea. 3 Shower Faucet $200.00/ea. 1 Master Bedroom Bathtub $700.00/ea. 1 Master Bedroom Bathtub $175.00/ea. Faucet 1 Second Floor Bathroom $500.00/ea. Bathtub 1 Second Floor Bathroom $150.00/ea. Bathtub Faucet ELECTRICAL Supply and install receptacles and switches throughout the 1 st and 2 nd floor, according to code requirements Supply and install new electrical panel, use existing service. 15 pot light allowance Decora switches and plugs. Supply and install phone lines as required. Supply and install cable outlets as required Install light fixtures throughout the house, supply by others. BASE PRICE The Budget cost to complete the scope of work as outlined above would be: Three Hundred, Sixty Five Thousand, Nine Hundred and Five Dollars. ($365,905.00)

8 Construction Schedule All project activities will be entered in an overall project schedule, using Microsoft Project software. Appropriate activity links are attached to the schedule to ensure that Bench Construction s Project Manager is clearly aware of the effects of any activity on the overall project completion date. Scheduled meetings are a critical element of planning and scheduling. Communication between all parties will be essential in the overall management of the program. Bench Construction s Project Manager will be responsible for maintaining and adjusting all of the schedules generated for the project. A project is normally divided into phases which reflect the logistics of planning, design and construction processes. A rational, straightforward work methodology is a very important element of project implementation. If strictly adhered to, it avoids confusion, provides quality assurance and allows some manner of control over the progress of the work. In this section, we have included a preliminary construction schedule illustrating the critical path and identifying milestone dates for the project. Our preliminary schedule is consistent with the target occupancy date of March 7, The construction schedule is a vital tool used by Bench Construction in the completion of the project. We will solicit schedule input from the entire team, early and often, to ensure that schedule requirements are being met. Schedule Summary Contractor should be selected within the next month or month and a half. Contract B should be signed by mid-june early July. Planning phase and purchasing phase should begin the end of July, early August. Construction Start date: Week of September 3 rd, 2012 or September 10 th, Certificate of Completion: Week of March 11, Final Completion: Week of March 25, Preliminary Construction Schedule Please see attached preliminary construction schedule.
