The purpose of this document is to give property managers inspection guidelines to determine the general condition of various components of their roofing system and related areas. For any major issues or damage, please contact Bloom Roofing for a proper diagnosis and action plan for roofing repairs or maintenance. WHY PERFORM A ROOF INSPECTION? Roofs are typically ignored until damage is noticeable, but most of the time, these expensive problems can be avoided with a simple inspection and maintenance plan. By proactively inspecting your roofing system, you ll be able to identify potential problems before they become big issues. An active inspection and maintenance program can save thousands of dollars, prolong the life of your roof, and allow you to budget and schedule roof replacements or repairs. Important Times to Inspect Your Roof: Spring Fall After a severe storm After strong winds Below are some of the common forms of damage found on commercial roofing systems. In this guide, Bloom will help you to identify problems prior to major damage occurring. Potential Damage That Can Be Caused: Insulation Damage Energy Loss Structural Damage Mold Growth Visible Water Penetration Damaged Inventory Production and Labor Losses BASIC SAFETY RULES When inspecting your roof, it s necessary to exercise caution and be very careful. When working on a roof top, please follow these basic rules: Never have your back facing a roof edge. If using a roof hatch, be sure to close it. Avoid skylights; they cannot hold a human s weight. Avoid getting within 6 feet of the roof s edge. Ice, snow, and standing water can be very slippery. When using ladders, ensure the person setting up the ladder is trained and experienced. We live by the buddy plan. Inspect roofs in pairs and look out for each other.

MAINTENANCE CHECKLIST By inspecting the areas below, you should be able to determine if your commercial roofing system has any potential issues. For any issues marked as bad outside of minor drain clogs or small debris on your roofing system, please contact Bloom Roofing at 800-483-9932 for assistance. By identifying these issues early on and proactively resolving them, you ll be sure to save significant costs for repairs. 1. ENSURE PROPER ROOF DRAINAGE Ensuring proper drainage is vital for your roof during an inspection. No water should be ponding or dormant, and all drains, scuppers, gutters, and downspouts should be clog-free and cleaned of any leaves or blockage. Roof Drains Scuppers Gutters & Downspouts No Ponding/Stagnant Water For any drainage problems other than small clogs, please do not attempt to fix these issues; contact Bloom Roofing instead. Water damage can be incredibly costly and drainage systems are often difficult to repair. 2. CLEAR ALL DEBRIS OFF OF ROOF Debris can add unnecessary weight to a roofing system and also cause damage to the membrane or other components if moved by heavy wind. Vegetation growth can also cause membrane damage and should be removed if found. Debris or Trash Discarded Equipment Leaves Vegetation Clear minor debris as needed, but do not attempt to haul heavy equipment or debris off of your roof. Vegetation can also be difficult to remove. 3. CHECK FOR DAMAGE TO ROOF MEMBRANE Roofing membranes will contract and expand over time, so thoroughly inspect the surface for holes, cracks, or splits. This damage is typically easy to spot. Splits & Tears Holes & Punctures Loose/Shrinking Membrane Membrane damage is quite serious and can lead to potential water damage. Please call Bloom to diagnose any noticeable membrane damage. 4. INSPECT ALL ROOF PENETRATIONS & FLASHINGS Penetrations include any item that protrudes through the roof s membrane. All penetrations are prone to leaks, so inspect the lap at the membrane to ensure the flashing is secured and caulked properly. Flashings are found around the perimeter of the roof and around interior penetrations, walls, and rooftop units. Flashings on perimeter walls and curbs usually fail before the rest of the roofing system. Vents/Hot Stacks Through Roof Conduits/Pipes/Wires Mechanical/AC Units Wall Flashing Penetration and flashing issues can lead to interior damage and damage to nearby systems or piping, so please call Bloom Roofing for a proper diagnosis. 5. INSPECT ALL SHEET METAL Sheet metal is used at interior and perimeter roof edges in the form of gravel stop and coping (edge metal), counter or slip flashing (to terminate membrane at walls or beneath mechanical units) and gutters. Check for damaged metal, loose metal and deteriorated caulking. 6. SEALANT MAINTENANCE Caulking of joints in metal flashings and around roof penetrations requires regular inspection, cleaning, or recaulking.
