1 Home Management Checklist: Spring HVAC System Attic Plumbing and Electrical Service air conditioning unit (Ventilation inspected as part of service call). Ensure gutters are discharging water away from home. Check drainage and make sure water drains away from home. Inspect wood trim and deck planks for rot. Repair or replace as needed. Inspect steps, walkways, and driveways for cracks/damage. Repair or replace as needed. Paint or powerwash decks, walkways, siding. Seal as needed. Inspect attic insulation and ensure it is in place. Operate attic ventilation fan. Uncover whole-house attic fan. Check operation of windows and doors. Service or repair as needed. Inspect and lubricate sliding door tracks. Inspect weatherstripping and replace as needed. Re-caulk windows and doors as needed. Exchange storm windows and doors for screens. Turn on indoor valves to outdoor hosebibs. Inspect hosebibs.

2 Foundation & Basement Set ceiling fan blades to proper positions. Check smoke / carbon monoxide detector batteries. Replace annually. Ensure that sump pump and check valve are working properly. Test that floor drain is properly working. Inspect for settlement around foundation or in basement floor. Home Management Checklist: Summer HVAC System Plumbing and Electrical. Ensure gutters discharging water away from home. Inspect paint and trim for blistering and scaling, especially on southern and western sides. Repair and paint as needed. Service garage doors. Clean and tune hot water heaters. Drain 1/2 gallon of water from water heater. Check water main/meter or well pump for leaks. Check shower/tub surrounds for signs of damage.

3 Foundation & Basement Check for mold and/or any signs of water seeping in along walls. Home Management Checklist: Fall HVAC System Chimney & Fireplace Attic Service heating system-furnaces, boilers (Ventilation inspected during service call). Clean HVAC return vents. Open heating dampers downstairs and close them upstairs. Inspect brick chimney for cracked mortar, condition of cement cap. Have chimney inspected and cleaned annually. Have woodburning fireplace inspected and cleaned annually. Test, tune-up, and clean gas fireplace annually. Ensure gutters are discharging water away from home. Check drainage and make sure water drains away from home. Check for signs of roof leaks and/or water damage. Cover whole-house attic fan. Inspect weatherstripping and replace as needed. Seal out drafts and leaks at window and door sills with caulking.

4 Replace screens with storm doors and windows. Plumbing and Electrical Turn off indoor valves to outdoor hosebibs. Drain outdoor hosebibs and hoses. Reverse ceiling fan blades. Foundation & Basement Ensure that sump pump and check valve are working properly. Test that floor drain is properly working. Inspect for settlement around foundation or in basement floor. Home Management Checklist: Winter HVAC System Adjust damper, if present, on the main ducts out of furnace for winter setting. Adjust individual airflow registers room by room and check for blocked registers. Keep gutters and downspouts clear to prevent water damming. Ensure gutters are discharging water away from home. Close storm windows.

5 Interior Walls & Ceilings Check for signs of water damage. Repair as needed. Check for settlement cracks and nail pops. Repair as needed. Plumbing and Electrical Inspect hot water heaters for leaks. Drain 1/2 gallon of water from water heater. Inspect all interior shut-off valves. Inspect garbage disposal system. Clean refrigerator coils. Clean dryer vent.
