History Garryhankard has a long history, originally built in the early 1800 s and linked to settlers who came to the south of Ireland from Somerset and the South West of England. Documentation indicates that the house was built for Rev. Somers Payne, who leased the property to various parties including a Constabulary Force. Records have also shown that a subsequent owner, Mr. John Hornibrook, began leasing the house to wealthy businessmen in 1830. Although the origins of the house are found in the Protestant community, ownership was transferred to the Catholic church community towards the end of the 19th Century. It then became a parochial house, used as the private residence for the priests of the parish of Innishannon. The house included, at this time, an Oratory, where mass was said and many locals of the area were baptised or married. The Oratory, although no longer in use, can still be located within the house. Towards the end of the 20th century the house ceased to be used by the Catholic church as a parochial house for priests and returned to its original function; a private house. Throughout Garryhankard s extensive history, the house has been renovated and improved many times. However, the most extensive renovation work was carried out by the current owners in 1998 when the house was extended significantly and although modern techniques were incorporated, the style and architecture has remained true to the original Georgian plan. The Garryhankard Stud came into existence in 2001 when the current vendors purchased the 40 acre holding which was operated as a dairy farm adjoining the family home. The family s passion for horses and a strong vision to develop a high quality National Hunt training facility resulted in the establishment of the Stud with its extensive facilities. Even to this day, many residents of the Parish of Innishannon would often regale the current owners of Garryhankard of their memories of the house from their wedding day as far back as 50 years! Situation Garryhankard enjoys a southerly aspect with the house and stud located in a particularly private position at the end of a long private drive set well within its own manicured grounds and bordered by paddocks and amenity woodland. The property lies a short distance to the south of the village of Innishannon which offers a wide range of day to day facilities including shops, parish church, primary school, doctors surgery and three public houses. The historic town of Bandon, often known as the Gateway to West Cork, lies some 8 km to the south west. The City of Cork, (the second largest city in Ireland) built on the River Lee, lies some 21 km to the north east. The city often referred to as The real Capital of Ireland is the administrative centre of County Cork and is renowned for its culture, cuisine (including its famous English Market ) and two cathedrals. Cork Harbour is one of the world s largest natural harbours. From Cork the N71 road leads to the dramatic and beautiful west coast providing easy access to the most popular areas including Kinsale and Bardon. There is a primary school in Innishannon and secondary education in Bandon and Cork. Independent schools at both primary and secondary level include Bandon Grammar School and, within Cork, the Presentation Brothers College and Christian Brothers College. Cork International Airport is only some 20 minutes away. Sporting Sailing Sailing and other watersports are available along the coast of County Cork. With 680 miles of coastline there are a number of superb mooring facilities and marinas available within the county. The renowned sailing centres of Crosshaven and Kinsale are a short distance to the south. Golf There are numerous golf courses including Fota Ireland, Old Head of Kinsale Golf Links, Bandon Golf Club and various other links courses across the region. Fishing In addition to fishing on the three main rivers of Bandon, Lee and Blackwater, there are numerous locations along the south and west coast. Description Since acquiring the property in 1997 which, at that time, consisted of a much smaller parochial house, the vendors have over subsequent years undertaken a major building project converting and extending the former house into a substantial but delightful family home of some 20,000 sq. ft designed in a classic Georgian style. In addition, the Garryhankard Stud was developed from converting former dairy buildings and the land was either incorporated into the gardens and grounds of the house or converted into pony paddocks and associated equestrian uses. The overall result is that the property is now one of the finest private residential and equestrian estates in Ireland. Serviced by an impressive sweeping drive with adjoining lodge, house and secure entrance, the house lies in an elevated position overlooking manicured and terraced lawns and a private lake enjoying views across the valley into open countryside. Throughout enormous care has been given to the design of the property and, in particular, the internal decoration and design incorporates delightful plasterwork to the high ceilings and cornices in many of the principal reception rooms. The house is full of charm and Georgian character with numerous features including marble fireplaces and surrounds, panelled walls with beautiful and delicate plasterwork undertaken copying the neo-classical style that dominated Irish interior decoration in the final decades of the 18th Century. All the principal reception rooms and bedrooms enjoy extensive south facing views over the gardens and land beyond. On the ground floor, the house is generally approached via the gravel terrace leading to stone steps to double mahogany doors with overhead fanlight, leading to the entrance hall with parquet floor, fine plasterwork to the ceiling and attractive sweeping staircase with mahogany handrail to first floor; doors lead to the sitting room with slate fireplace and ornate cornice; breakfast room with marble fireplace and interconnecting door to study. Also accessed off the front terrace via a pair of glazed doors is: The reception hall with tiled floor and ionic marble columns, providing access to the principal reception rooms including drawing room. A magnificent dual aspect room perfect for entertaining with a wealth of features including impressive carved stone fireplace, timber panelled walls, fine plasterwork to the ceiling and ornate cornice, doors lead to the morning room (the den). A light and airy room with double bay doors to garden and further double doors to dining room. A particularly attractive room with domed ceiling, highly decorative cornice, carved marble fireplace with slate hearth, further fine decorative plasterwork to the ceiling. The kitchen is Fully fitted with extensive base units with granite work surfaces, numerous wall units a de Dietrich oven and hob, central workstation with preparation facilities, stone floor, door to adjoining utility and preparation room with further base units and plumbing for washing machine. From the reception hall a side hall leads to the atrium which is a glazed room with marble floor and marble pillars with gallery above, in turn double doors lead to the billiard room which provides access to the swimming pool and leisure complex. From the auditorium a side hall leads to the lift and cloakroom. The leisure and pool complex offers a 24.9m swimming pool with slide, male and female changing rooms with showers and WCs, Jacuzzi, steam room, sauna room and conservatory. On the first floor the principal stairs lead to an open galleried landing. The accommodation comprises principal suite including double bedroom, dressing room and en suite facilities. Four further double bedrooms, all with en suite facilities. Stairs from the landing lead to the second floor which offers a further two double bedrooms and a single bedroom, all with en suite facilities. Outside, to the rear of the house, there is an enclosed courtyard providing various fuel stores and boiler room. Located on one side of the courtyard is the staff cottage providing accommodation of sitting room with galley kitchen, two double bedrooms and shower room. To the rear of the courtyard the vendor has developed a suite of offices ideal to service either the stud or any other business activities including reception hall, boardroom, a pair of well lit offices, staff room, kitchen and cloakroom. The Coach House Located to one side of the stable courtyard constructed of render and stone elevations under a slate roof the Coach House offers accommodation on the ground floor of entrance hall, sitting room, dining room and kitchen and on the first floor, three double bedrooms, family bathroom and landing. The house abuts a traditional stone barn measuring 24 x 20 which would be ideal to be incorporated into the main house if further accommodation was required, subject to obtaining the appropriate consents. The Gate Lodge Located adjoining the entrance to the drive set back behind a box hedge and lawned gardens, this attractive lodge is constructed of rendered elevations under a slate roof and offers accommodation of entrance hall, kitchen/breakfast room, sitting room, utility room, two double bedrooms one with en suite bathroom, and further family bathroom. The Equestrian Facilities Located to the north of the house and designed to provide privacy to both the house and the stud, the stud yard has been constructed as a formal courtyard serviced by the Coach House. The yard comprises some 26 stables with an additional 4 foaling boxes in each corner attractively laid out and ideal to service a number of equestrian enterprises. The yard enjoys the benefit if its own separate and secure access drive and, as with the house, the yard lies centrally within the land offering privacy and security. The facilities available to the yard include the stable courtyard of rendered elevations under a slate roof offering 26 well equipped modern stables each measuring 14 x 11 6 with additional staff cloakroom and, located over the entrance arch, the Stud Office. Adjoining the courtyard to one side, modern covered dry store measuring 105 x 40 providing dry storage facilities including single bay enclosed workshop with mezzanine loft above. Six place covered horse walker. Floodlit sand school measuring 115 x 100 and side courtyard. Located to the north of the courtyard a 2½ furlong sand based gallop. Due to its location there are various gallops located in close proximity to the Stud, including a 4 furlong gallop on neighbouring land, that have been used in the past. The Land Lying within a ring fence the land is divided into a number of individual paddocks that have been fenced and prepared for use by the stud. The land also offers enormous privacy and high amenity to the house and property as a whole. Located on the southern boundary and adjoining the drive is a most attractive lake. In total the holding comprises 38.85 acres. GARRYHANKARD STUD 13
