Property The Weissgold Apartments are located on the very edge of Lake Traunsee within walking distance of the town and its good range of shops and restaurants. There is also a wonderful public indoor swimming pool withing walking distance. This contemporary development of 25 spacious two and three bedroom apartments will boast fantastic views across Lake Traunsee from their southwest facing sun terraces. There will be a variety of two and three bedroom apartments available varying in size from 67 to 110m 2, including duplexes and penthouses with large roof terraces. The benefit of this is that you can relax in the knowledge that your apartment is earning an income for you. Buyers pay the gross purchase price and then have a choice; either to claim back all (or part) of the VAT or make no VAT claim at all. You are permitted to claim back all the VAT (the full 20% VAT) if you rent your apartment commercially and do not use it yourself. Purchase Costs Purchase costs for buying a property work out about 6.6% of the gross purchase price. The purchaser will be required to pay the notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Fees are calculated as follows: Purchase Tax Stamp Duty 3.5% of the gross price Entry to the Land Registry 1.1% of the gross price Notary s fees 2% of gross purchase price plus VAT Court costs, administration fees approx. 150 euros No Agent s Fee saving you 3%. It is standard practice in Austria for buyers to pay agents fees, but we do not make this charge Bank Finance Austrian banks will fund up to 60% of the purchase price and can usually lend up to a period of 25 years. Variable interest rates are currently at around 3% and one year or five year fixed rate mortgages are also available. If you take a mortgage the fees add up to roughly 4% of the value of the loan you will be taking. These comprise a bank set up fee of around 2%, a notary fee of 0.5% for registering the mortgage and dealing with the bank, and a 1.5% mortgage registration fee.
Winter and Skiing Lake Traunsee is surrounded by mountains which tower up to 1,400m above the valley floor. On the town s doorstep are the well maintained slopes of the Feuerkogel ski region which provide great blue and red pistes and a range of modern lifts. Another bonus is that the Feuerkogel gondola is within easy walking distance of Lake Traunsee. There is also a ski park for children and plenty of cross-country skiing across the valley. Just 40 minutes away is Gosau which offers over 60km of red pistes to get stuck into and 29 lifts. Lake Traunsee is also close to the Obertraun/Krippenstein/Dachstein ski slopes which benefit from 1,500m of descent and a range of pistes. And for those who are new to skiing the Kasberg slopes in the next valley over offer 20km of beginner slopes to practice on, as well as a range of intermediate pistes.
Lake Traunsee is a great base for summer hiking and biking
Summer The region around Lake Traunsee offers 200km of hiking trails and many more mountain bike trails to make the most of the warm summer weather, plus a host of other sports to keep you busy. Whether you just fancy relaxing next to Lake Traunsee or want to sail, canoe, kayak or wakeboard around it, you can do it here. You can even have motor boat driving lessons. Or to really get your adrenaline flowing there s always hang gliding, paragliding and skydiving in the area. Rock climbing, canyoning and white water rafting are also all available nearby. Less strenuous activities include e-biking (pedal bikes which also have an electric motor to help you up steep slopes), or you could explore the local stalactite caves. And for ultimate relaxation you can t beat the spa town of Bad Ischl, less than 20 minutes away.
Lake Traunsee is within easy reach of several golf courses
Golf Lake Traunsee is a great destination for golfers with three 18-hole golf courses within easy reach. With a total length of 5,417 metres, the par 71 course of Golf Club Traunsee-Kircham is a great course on which to hone your skills and enjoy the views across Upper Austria s gently rolling foothills. Best of all it s only 30 minutes drive from Lake Traunsee. Even closer is the par 72 course of Golf Club Salzkammergut, which offers 5,676 metres of golf, all surrounded by 1,700m peaks and just a few kilometres from Bad Ischl. And if neither of those courses are long enough for you there s always the Golf Club Attersee Traunsee which boasts a huge 6,392 metres of golfing and a par of 73 as well as a 300m driving range.
