2 Resort Information Kaprun, Salzburg Easy access to Salzburg The historic glacier town of Kaprun partners with Zell am See to form the Europa-Sportregion which is one of the prime tourism destinations in Austria. Located in the Salzburg Province, this traditional village has plenty of charm with lovely little shops and restaurants, as well as one of the best après-ski club in the region. It also hosts a superb new spa which was completed in Kaprun sits at the foot of the Kitzsteinhorn glacier. At a height of 3,200m, the glacier provides guaranteed snow - in winter or summer - for year round skiing. There are also over 130km of groomed pistes in the region and only five minutes away is Zell am See with its beautiful lake which is fantastic for swimming and leisurely boating trips in summer and even skating in the winter. Kaprun is easily accessible at only 85 minutes from Salzburg airport, 2 hours from Innsbruck and 2 hours 30 minutes from Munich Airport. It is also possible to travel directly to Zell am See by train.

3 Property Information Tauren Apartments The Tauern Apartments are conveniently located just two minutes drive from the ski lift and the centre of this pretty village with its many traditional shops and restaurants. As well as having stunning views of the glacier, the apartments have open views of the golf course and are just a stones thrown from Kaprun s famous Spa with its many swimming pools, saunas, and steam rooms. These fantastic apartments were originally an older chalet building that has now been completely renovated throughout to create nine modern apartments ranging in size from two to four bedrooms. The renovation works included stripping the building back to its very shell and installing all new windows, balconies, electrics and plumbing. Renovations were in a modern Alpine style using lots of glass and natural wood. Fully integrated kitchens are included in the price and you can choose from a wide range of colours and styles. With beautiful wooden flooring and high quality bathrooms, these ultra-modern apartments will retain a true Alpine feel. There is a private storage area within each apartment and also individual storage rooms in the basement for skis and outdoor gear. Additionally, all of the apartments have allocated outdoor parking spaces, and four of the apartments also have their own private saunas. These fantastic apartments are now complete and ready to occupy. The interiors however, including kitchen have been left so that owners can have complete choice over all the fitting, fixtures and finishes. 8 Purchase Information Purchase Costs Purchase costs for buying a property work out about 6.6% of the gross purchase price. The purchaser will be required to pay the notary fees after the contract of sale has been signed. Variable interest rates are currently at around 3% and one year or five year fixed rate mortgages are also available. These comprise a bank set up fee of around 2%, a notary fee of 0.5% for registering the mortgage and dealing with the bank, and a 1.1% mortgage registration fee. Flexible Rental As with most holiday homes in Austria these apartments are required to be rented out for part of the year. The benefit of this is that your property is earning an income for you when you are not using it and there are two ways you can do this: 1: Private Rental Home Owners that want to make the maximum use of their apartment and have complete flexibility can rent out their property privately to friends and family. 2: Professional Rental Home Owners that want to make an attractive income from their apartment can rent it out through a tour operator when they are not there. 9 Kitzsteinhorn, Kaprun - 41km skiing Europa Sport ski region The Europa-Sport region has over 130km of groomed pistes on offer with plenty of great runs for skiers and snowboarders of all abilities. With 51km of blue runs, 58km of red runs and 29km of black runs, there are lots of scenic pistes for you to explore across the ski areas of Kaprun, Kitzsteinhorn and Zell am See which make up the Europa-Sport region. Skiing down through the beautiful snow-capped trees lets you truly enjoy the fantastic views over Lake Zell. There are many welcoming Alpine huts dotted across the mountainsides, offering a traditional table service and great hearty food. The ski season lasts up to 10 months due to the snow covered slopes of the Kitzsteinhorn glacier. Thanks to its location this is also an extremely popular cross-country skiing destination with 200km of trails. 130km of pistes The region s modern lift system ensures minimal queues and with night skiing, snowboarding, tobogganing and romantic horse drawn sleigh rides, all the best winter activities can be found here. For an adrenaline rush you could always try heli-skiing or even ice climbing. The ski bus runs from Kaprun to the Kitzsteinhorn glacier every 15 minutes and from the bus station in the valley you can take the Glacier Jet, cable cars or chair lifts directly to the summit.

11 Summer Activities Summer glacier skiing With glacier, mountains and the lake to enjoy, Zell am See-Kaprun is one of the Alps best loved summer destinations. The beautiful dual season resort of Kaprun lies just below the majestic 3,203m Kitzsteinhorn peak while Zell am See reaches down from the mountains to the very edge of the lake, with spectacular views over the crystal clear waters. For snowsport fans who can t wait for the next ski season to get their fix, Kaprun offers summer skiing on its famous glacier! There are also guided tours to the summit of Kitzsteinhorn Mountain where you can experience the phenomenal views of Austria s tallest peaks. There are two 18-hole championship golf courses nearby, the Par-72 Zell am See course and a Par-73 course in Kaprun. With buildings extending over 48,000m 2 and over 2,000m 2 of water in indoor and outdoor pools, the TAUERN Spa is a great place to relax.
