There is also a reception area, a ski and cycle hire shop and a small shop where you can buy groceries.

6 Chalet Larchie comes fully furnished Rental Obligation? As with most holiday homes in Austria these apartments are required to be rented out for part of the year. The benefit of this is that your apartment is earning an income for you when you are not using it, and it is also possible for you to reclaim part or all of the VAT on the purchase price of your property, which is a saving of up to 20%. 7 Purchase Costs Purchase costs for buying a chalet in the Alpendorf Village work out about 7% of the gross purchase price (9% of the net price). The purchaser will be required to pay the notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Fees are calculated as follows: Purchase Tax Stamp Duty is 3.5% of the gross purchase price Entry to the Land Registry is 1.1% of the gross purchase price Notary s fees 1.5% of the gross purchase price plus VAT Tax advisor 1%. of the gross purchase price Court costs, administration fees approx. 150 euros No Agent s Fee saving you 3%. It is standard practice in Austria for buyers to pay agents fees, but we do not make this charge Bank Finance Austrian banks will fund up to 60% of the gross purchase price and will usually lend up to a period of 25 years. Variable interest rates are currently at around 3%. It is possible to have 1-year or 5-year fixed rate mortgages too. If you are taking a mortgage the fees involved add up to approx 4% of the value of the loan you will be taking. These comprise a bank set up fee of around 2%, an appraisal fee of 0.5% and a 1.5% mortgage registration fee.

8 The Dachstein West mountain range in winter Winter and Skiing The Dachstein West ski region lies in the heart of Austria forming upper Austria s largest ski area. At an altitude of 1400m it is the perfect place to enjoy the Alps. Quiet, tranquil and perfectly set apart from the noise of the usual tourist traps, this region encompasses the villages of Gosau, Russbach, Zwieselalm and Annaberg and offers 152km of slopes serviced by 52 lifts and cable cars ensuring good skiing for everyone with 12km of easy skiing, 125km of intermediate pistes and 15km of difficult runs. As it is relatively unknown with tourists the slopes have no queues and it is a great destination for families. There is also floodlit skiing, floodlit toboggan-runs, crosscountry trails, and horse-drawn sleigh rides to keep you busy. The Alpendorf Village is only 30 minutes drive from the world famous Amadé Ski region which offers over 860km of skiing and more than 250 ski lifts!

10 Summer Summertime in the Dachstein West region offers plenty of great hiking for mountain lovers with great walking from the Tennen Range to the Gosau Crest. There are numerous walking routes within the villages so even casual ramblers can explore, try the local beer and sample traditional Austrian cuisine. There are plenty of other summer activities in the area including horse riding and fishing, beach volleyball, mini golf, swimming, adventure playgrounds and alpine slides.
