Clare O Looney: Property Economist Clare heads our department with a 4 year property degree gained in Ireland and over 5 years experience in Australia. She also holds a Triennial Certificate in Australia. Clare s background has been a valuable asset and gives us the capability to analyse property investments and calculate future trends. Ana Brown-Bayliss: Property Manager Ana is an experienced property manager who has relocated from New Zealand to Perth. She has been working in the real estate industry since she moved to Perth in 2012. Tara Schrader: Business Development Tara has over 13 years experience in the real estate industry. Tara now looks after our newest clients and ensures a smooth transition into our property management portfolio. Tara has received numerous awards and recognition within the Professionals group and real estate industry. Natalia Szymanska: Property Manager Natalia has the necessary skills and drive to forge a long and successful career in property management. Natalia holds a Property Management and Sales license. Alana Leonard: Property Manager Alana has been working in the local area for over 2 years and brings a vast amount of experience and knowledge to her portfolio. Property Condition Report A Property Condition Report (PCR) provides detailed information on the condition of your property at the beginning of the tenancy Your PCR is completed and prepared prior to your first tenancy The typed length of your report can vary from 30 to 60 pages, plus 300 1200 photographs, depending on the size of your property Routine Inspections Inspections are carried out after the first 6 weeks of the tenancy, and every 3 months thereafter Professionals the Kelly Team have developed their own specialised app and web based reporting system for owners ease of use. This app has been awarded the REIWA 2015 Awards for Excellence Innovation Award Clear, legible and informative reports as well as immediate reporting of maintenance Lease Renewals Lease Renewals are conducted at the end of each lease term and provide the opportunity to renegotiate a new lease agreement Advice is provided to owners as to the current rental market and a rent review is conducted, where applicable Completing and signing necessary legal documentation
Final Bond Inspections This inspection is completed when the tenant delivers vacant possession of the property It is at this time that reference is made to the original Property Condition Report and associated photographs The tenants are provided with their final bond inspection report and an opportunity to complete any outstanding maintenance or cleaning A Joint Application for Disposal of Security Bond (less any deductions for rent, invoices, damage or cleaning) is prepared, signed and issued to the Bond Administrator to disburse the bond funds Annual Financial Summary Easy to read detailed report summarising your revenue and expenses relating to the financial year for your investment property The cost of your financial year statement is tax deductible Additional Services Include Liaising with insurance companies and completing insurance claims Liaising with strata companies Court preparation and attendance When comparing property managers, please ensure you are comparing quality of service, level of staff experience, and the agents reputation in the industry not just the fees REMEMBER We do not outsource any work including PCR s, routine inspections, or report generation to an external contractor.
