Should I try and manage it myself, or put it in the hands of a real estate agency? 3 Paperwork for Permanent Management Property Management has to deal and process a lot of paperwork and ensure it is compliant with the act at all times. This list is just some of the work it entails: Application Forms Preparation of personalized Tenancy Lease Agreements (lease) Detailed condition reports on entry (before) photos on entry for lease Water meter readings Periodic Inspection reports (during) Exit Condition reports (on vacating) Lodge Bond authority Form registered at the Department of Fair Trading Landlord Protection Insurance Smoke Alarm and Electrical Safety Compliance Setting up direct debits with the bank so your rent is paid on time Receipting banking to trust account Swimming pool compliance Lease renewals Notice to remedy breaches Eviction Notices Notice of Intention to Sell Arrange owner inspections Property Management is a specialised field. Our people are experts and have access to all the latest training updating their knowledge and access to relevant authorities on changes to the legislation. Day to Day Management Our staff conduct regular rent reviews to ensure your property is kept in line with market increases. Routine inspections are conducted three to four times a year. We ensure that we have our first inspection within 4-6 weeks of your new tenant entering the property. We like to know that the tenant is maintaining your property to our approved standard. At this time we also check for any maintenance issues that may have arisen. You will always be contacted first before a tradesperson is sent out so you can be involved in any decision made, when it comes to spending your money.

4 The Team When you appoint Byron Coastal to manage your investment property, you can relax knowing that someone who is licensed, purposed trained, organized, system backed, and completely conversant with the Residential Tenancies Act will be attending to every detail. Our team work as and are a team and each know what is happening with your property daily. No need to worry if your manager is on holiday or sick as the other staff members can assist instantly. Selection of Tenants Our property managers thoroughly screen every prospective tenant, conducting stringent background checks and verifying all references and employment details. Copies of bank statements and previous rental ledges are obtained to see the consistency of incomes and past commitments to paying rent on time. We have access to TICCA (Default Tenancy Control System) which will reveal any poor history that a tenant may have, including defaults on rent and damage to property. It is the largest operating database in Australia for tenants. By downloading a report we can ascertain whether they are suitable for your property.

5 Negotiation Real estate professionals are in the business of negotiating. And a good agent should be very experienced in the negotiation process. When it comes time for a rent increase, or other proposed changes to tenancy agreements, our property managers are equipped with the right skills to successfully negotiate with your tenant to achieve the best possible outcome for you. Tradespersons Our property managers have a team of skilled professional tradespersons that are on hand daily for routine maintenance and emergency situations. Due to the amount of work these tradespersons receive from our agency we have negotiated competitive prices in exchange for loyalty- obviously this is a real advantage as our tradespersons will prioritise our requests and saving money for you on your bills. We have plans in place for out of hour emergencies when unexpected things occur. Our staff are available 24 hours a day and can arrange emergency relief for tenants. This saves you being disturbed. Accounting At Byron Coastal Real Estate we use dedicated property management software to apply standard bookkeeping principles for the administration of our properties under management. We take responsibility for all accounting administration including collection of rent and payment of outgoings, and any other payments you request us to make on your behalf. In addition to this we provide you with a fully itemised monthly statement with payment direct into your nominated bank account. 6 Our promise and guarantee to you We will: Find the most suitable tenant for your property, respecting your wishes with regards to all stipulations, including permission (or not) of pets Find suitable tenants in the shortest possible time from our database, website and network of contacts Provide inspections by appointment, collect ID on inspection,including outside office hours Provide constant feedback, informing you of the enquiry level and activity on your property during the letting stage Process applications within 48 hours including TICCA checks and financial background and personal checks. Service all tenant and prospective tenant enquiries Return all phone calls, s or other written correspondence within 24 hours Send a copy of all lease paperwork for your records Place a for rent sign on your property Complete a intensive ingoing condition report and photos before commencement of the tenancy Assist the tenants with connection of services using local providers if desired Carry out routine inspections every quarter ( the maximum amount required by law). We take digital photos for you and send these with a detailed written report on your property. Report if maintenance is required.

9 Fees and Charges All our management fees are a tax deductible expense, and are very competitive in the current market place. Commission on rent collected - 8.8% (including GST) Letting fee - one week s rent plus GST (original tenant and each subsequent) Lease preparation fee - $44.00 (including GST) Sundry fee - $6.60 (including GST)/month Tribunal fees - application (at cost), attendance $55.00/hour, preparation $25.00/hour (including GST) Inventory fee - $55.00 (including GST) for first hour, $25.00 (including GST) for each hour thereafter. This applies for furnished properties only.

10 Sales If you are considering selling your investment property, come and chat to us about the possibilities available to ensure an easy transaction for the tenants and you. As we know the property intimately and have a strong relationship with the tenants, it provides security and removes the uncertainty for the tenants. We can speak to perspective buyers about the property and returns available with transparency. Together we discuss the starting process and what are the tenants rights in regards to their current lease and what happens if you decide to sell. If at the point of signing a new lease the landlord has not disclosed the decision to sell the property in the signed residential tenancy agreement the tenants can vacate though out the fixed term lease giving 14 days notice. If the tenants are not in a fixed term lease then they will be given 30 days notice at the point of exchange of contracts to vacate. We are required to provide 14 days notice to the tenant before an initial inspection can be undertaken.
