Wrightington Phase 1 - BIM Execution Plan Project Goal BIM Goal Measurable objective Achieved if Projected Timeframe Demonstrate that the design for building structure, the building fabric and components, and all building engineering services installations are fully co-ordinated Create a virtual 3D model of the project design based on the various discipline models created by the design consultants and sub-contractors. The project team all use 4Projects 3G Extranet to share model information. Design coordination is improved. 3D models are used for coordination rather than 2D drawings. From January 2013, and then throughout the project. Clash Detection Create COBie Data Drop 3 information based on BIM models To eliminate clashes between building elements and systems and ensure the design is fully co-ordinated prior to construction. Use the various discipline and subcontractor BIM models as the starting point for creating COBie information. Number of requests for information. Number of clashes encountered during the construction stage. Compared with projects not using BIM: - Reduction of RFI s. - Reduction of clashes found during construction. On-going throughout the project. RIBA Stage F1 / F2 Enhance the COBie data to Data Drop 4, with installation and commissioning information. Quality of data in COBie Spreadsheet Facility: Floor: - Not properly defined. - Multiple Level names defined for a single storey. Space: Type: - Spaces are not classified. - Components are not always related to a space. - Type Names are not unique. - Hardly any Types have a classification. - Type Properties are not consistently defined. Component: - Components don t always reference a valid Type name. System: - Not all systems are classified. - Some Systems don t have a system name defined. - Some Component Names in a system don t exist in the Component sheet. Attribute: - Attribute names are specific each BIM Library provider or Revit Family definition. 81

Back to basics Trial 4 using Simple COBie data requirements It is often found that the expected COBie data is not delivered in a COBie Spreadsheet. This leads to significant efforts to post-process COBie data to meet the EIR s, which could be done: - By hand crafting a COBie Spreadsheet. - By using model checking tools to identify issues and make corrections (fill in the information gaps) to provide compliant COBie data. There are a number of reasons for this: - The BIM system was not able to support some aspects of the asset data requirements. - The BIM system did not export the asset data into the IFC file, as expected. - The mapping between an IFC file and a COBie spreadsheet are not adequately supported. - The COBie data requirements outlined in BS1192-4:2014 are not met, for example: - Classification is missing - Unique names are not provided for Types. - Etc. Objectives - Carry out a number of very simple trials to establish where COBie asset data is missing or lost during the process of creating a COBie Spreadsheet, from a 3D model, to exporting an IFC and finally creating a COBie Spreadsheet. 83
Trial 4 - Details Can a UK classification - Uniclass 1.4 or new Uniclass be used? - Is the classification system data syntactically correct? - Can the BIM system implement the required classification system? - Can the IfcClassification object be created in the IFC file and associated with the object? - Can the required classification table be used to classify the following in a COBie Spreadsheet: - Contacts, Facility, Space, Zone, Type, System Are unique TYPE Names created in the Type sheet of a COBie Spreadsheet? - Where requirements broken? - In the IFC file - In the mapping from IFC to the COBie Spreadsheet Are unique COMPONENT names created? - Where requirements broken? - In the IFC file - In the mapping from IFC to the COBie Spreadsheet Are unique SYSTEM Names created in the Type sheet of a COBie Spreadsheet? Trial 3 Handover using COBie to FM providers Aim: - To ascertain if asset management systems can import and export COBie data. - In other words: -Can the COBie spreadsheet data be imported into these asset management systems? -Then, subsequently exported again as COBie data, defining, for example, a maintenance regime or a spares list?
