Over 40 years ago Deka Immobilien Investment was one of the first providers of Open-ended Real Estate Funds, and in 2002 we became the first to offer a globally investing public fund at all our branches in Germany. Through our Open-ended Real Estate Funds we bundle the financial strength of many different private investors, thus enabling us to offer the general public stable, steady, long-term growth. In line with our chosen investment strategy our Open-ended Real Estate Funds invest almost exclusively in commercial real estate. To minimise risk the portfolios show wide diversification in terms of use types, size classes and regional spread. Tradition and innovation: we launched our first Open-ended Special Real Estate Fund in Germany back in 1976, and since 2003 we have been offering WestInvest ImmoValue which delivers the benefits of the familiar Open-ended Public Real Estate Fund concept exclusively to institutional investors such as insurance companies, occupational pension schemes, banks and pension funds. In addition, we manage ten Special Real Estate Funds. Because they are not subject to the provisions of the German Investment Act, our Individual Real Estate Funds offer plenty of room for manoeuvre when it comes to risk-opportunity profiles. Furthermore, they can be precisely tailored in terms of taxation, legal and economic aspects to the needs of return-oriented investors with an international perspective. With Individual Real Estate Funds, a higher borrowing ratio is possible, facilitating both leverage effects and tax-efficient property and corporate transactions. Taking the individual risk-opportunity profile into account, this allows us to deliver better after-tax returns for the investor.
