ATMOSPHERE Castello di Postignano real estate proposal is part of a wide initiative carried out by Borghi S.r.l. It offers a unique atmosphere to whom appreciate the close relationship between culture and traditions; crossing old doorways, catching fascinating views through small windows and dining in a traditional restaurant, everyone will have the opportunity to discover a timeless space surrounded by a picturesque countryside. OPERATING PROGRAMME This project includes a unique and comprehensive conservation and revitalization programme for its buildings, achieved by re-integrating different functions and uses - consistently with urban structure, space dimensions and sense of places: residential and commercial spaces have been realized; at the same time, hospitality and common facilities are provided to support the new community, ensuring privacy and high quality standards. In other words, the project includes a residential renewal, tourist developments and comfortable facilities preserving the age-old relationship between urban and rural landscape. All these elements make this proposal one of the most interesting in Italian real estate. 3

FACT SHEET Project Summary Concept The project includes the reconstruction of each building, the restoration of the ancient church, the construction of infrastructures and facilities. This project intends to maintain as faithfully as possible, the medieval atmosphere preserving modern comforts and facilities, trough the introduction of public services and commercial activities to create a sense of community for the place. Location South-East of Umbria, close to Spoleto, Foligno and Perugia and two hours and half by car from Firenze and Rome - with their international airports. Property Fully acquired between 1993 and 1997. Approval Status Construction Status Declared historic-artistic site by Ministero dei Beni Culturali in 2002. Project fully approved by Cultural Heritage Commission. Planning and construction permission granted in 2006. Complete reconstruction and restoration works re-started in 2007. Restoration works have been finished; reconstruction works have been partially completed. All works will be completed by summer 2011. Investment status The development operation has been structured to provide the maximum flexibility of use for potential investors. The operation is conceived as a reconstruction project of a system of buildings that can be adapted to a variety of use, as residential, hospitality, wellness, outdoor activities, etc., or a mix of them. The project might attract both private investors and private users - who are looking for a better quality of life or an opportunity of high standing - and institutional investors - who want to diversify their investments while maintaining high standard and visibility on the real-estate market. The operation includes the construction of a high quality hotel and a good restaurant and the search for thermal springs.
