3 LOCATION OF NEW DEVELOPMENT ATCO Structures & Logistics facility ATCO is proposing to develop the ATCO Commercial Centre, a new office project on the south end of the vacant lot located between Forand Street S.W. and Crowchild Trail S.W., directly to the east of the company s current ATCO Structures & Logistics manufacturing facility. The project will reinvigorate this parcel of land with buildings that feature modern architecture and are surrounded by a natural and inviting green space. OUR HISTORY ATCO has always called Calgary home - from its start in 1947 as Alberta Trailer Hire to today as a worldwide group of companies, with operations on five continents, engaged in Structures & Logistics, Utilities and Energy. New four-storey office building The proposed location for the ATCO Commercial Centre has long played a role in ATCO s history in Calgary. By the early 1960s, ATCO had seen its trailers delivered to the most remote and rugged worksites around the world but at home its manufacturing facility in Airdrie was struggling to keep up with the demand. As a result, ATCO moved its manufacturing operation to Calgary at its current location in Lincoln Park. Nearly 50 years later, ATCO still builds its iconic trailers, as well as its state-ofthe-art modular buildings, at this location.

The project will reinvigorate this parcel of land with buildings that feature modern architecture and are surrounded by a natural and inviting green space.

4 As ATCO continues to grow and invest in Calgary, this new development will play an important role in the company s future, just as this location and the city of Calgary have been integral to its success in the past. THE PROJECT The ATCO Commercial Centre will include two four-storey office buildings that will be home to the ATCO Structures & Logistics employees who are currently working in the area as well as ATCO Power employees currently working in ATCO s downtown offices. The project will be built according to the existing zoning criteria (established by the City of Calgary) for the location. The Buildings The design of the buildings is inspired by two iconic Alberta images: the rugged Rocky Mountains and the flowing lines of a prairie stream. Natural materials will reflect the geology and bio-diversity of southern Alberta using a palette of warm earth tones, wood and locallysourced materials. Community Accessible Amenities The two office buildings will be interconnected by ATCO Commons, a central multi-purpose facility that will be home to a brand new ATCO Blue Flame Kitchen Café and Learning Centre. The Café will be open to the public, offering a diverse menu of freshly made breakfast, lunch and snack items, while the Learning Centre will offer cooking demonstrations, hands-on cooking classes and camps for residents, school groups, children and corporate team events. The green space will surround and weave through the office buildings connected by a network of open circulation paths providing employees and the community with a natural setting to enjoy throughout the year. Timeline ATCO has submitted its Development Permit to the City of Calgary, and expects approvals to be in place mid The plan calls for construction of the buildings to begin in 2015 with ATCO employees moving into the offices in 2017.

6 FREQUENTLY ASKED QUESTIONS Who will be moving into the offices? The employees moving into the ATCO Commercial Centre are ATCO Structures & Logistics employees who work in offices either at the manufacturing facility or at office locations in the area. There will also be ATCO Power employees relocating to the ATCO Commercial Centre from their current location in downtown Calgary. How will this project affect the flow of traffic? ATCO has hired a traffic consulting firm to understand how to best handle traffic in and out of this development. As most ATCO employees moving into the new development are already working in the area, improved access points are expected to improve waiting times in the area. Will residents in the community be able to use the green space once it is developed? Yes. The ATCO property will integrate with the park and basketball courts along the south edge of the property. Residents will be encouraged to use the walking paths to come to the ATCO Blue Flame Kitchen Café and Learning Centre for meals or cooking classes. What are ATCO s plans for the remaining vacant parcels of lands on its property? The remaining portion of this parcel of land will be held for possible future office and commercial development.
