2 DEVELOPMENT OF THIS PROPOSAL. DESCRIPTION OF THE PROPOSED CONCEPT PLAN (Gibbs Gage Architects) The concept plan will complement and enhance the development of River Landing, creating an important civic connection between downtown Saskatoon and the South Saskatchewan River. The development of the site will aim to become a key destination within the City, offering a range of complementary land uses which will further attract businesses, visitors and the general public to the River Landing area. To meet the objective of providing complementary uses in River Landing, the proposed development shall offer the opportunity for uses that will enhance and complement the cultural institutions and neighboring businesses in the area. The site is to be developped as a mixed use site consisting of no less than three uses, which may include global destination for the public in River Landing. Both building entrances will be located along 2nd avenue. The hotel entrance is strategically facing the Remai Art Gallery and Persephone Theatre as well as located accross the Saskatoon River boardwalk, while the condo entrance is recessed with respect to the hotel entrance to provide privacy for residents. ALT HOTEL, by GROUPE GERMAIN The 14-storey hotel building includes ALT Hotel service and public a creative lounge, a dynamic hotel lobby open on both the streets and Landing project. HOTEL RESIDENTIAL OFFICE FICE PEDESTRIAN CIRCULATION PLAZA OFFICE The architectural language of the hotel room levels tends to emphasis on the views and natural beauty of the surrounding prairies through large windows. Considerable quality and quantity of natural light will enhance the hotel rooms, liven up the experience and provide views over downtown Saskatoon and the South Saskatoon river. Sensitive to its environnement and welcoming city, each of the Alt landscape, points of interest, etc. that makes each city memorable. The hotel rooms innovate with their unique layout and design. Spa- Welcoming. Exciting. A stay at the Alt Hotel is a unique, lively experience. HOTEL AND CONDO USES Dedicated as phase I of the large-scale mixed use development of River tower. The introduction of a full service hotel will provide hospitality services both for business visitors to River Landing as well as visitors to the surrounding. Provision of a residential tower will attract many locals to the site as well as visitors. Located northeast of Spadina Crescent and 2nd avenue right next to the South Saskatoon river, the project MVA trail system. Although both projects will be managed by seperate entities, both the hotel and condo tower form and act as a single urban entity. The overall design intention is to create a continuous architectural dialogue between the hotel and condo components themselves, but also a dialogue with the surrounding area, in particular through the permeability of the public areas at street level. The blend of uses in the No.1, by URBAN CAPITAL The 20-storey condo building includes services and public spaces at ground level and condo units on the upper levels. 124 condo units, 2 penthouses, a gym, a social lounge, a dynamic lobby and a restaurant compose the No.1 River Landing condo project. This mixed-use project will generate dynamic sustainable and resilient spaces for the urban context, hotel guests and residents of the area. The volumes and materials of the condo tower express the simplicity and modernity of the design. The transparent architectural language of the tower presents various opportunities to reveal dynamic street level occupancies to the urban context. The restaurant at street level will be that will participate in the active life of the neighborhood. DESCRIPTION OF THE 2
