3 General Ranch Description and Vicinity Map River Realty is now offering for sale, River Ranch, a unique secluded ranch at the legendary Lydia s in Kane County, Utah, water rights included. The Ranch consists of 304acres of deeded land and 1,000 acres of SITLA leased land located just north of the Town of Glendale [see legal description]. Lydia s fronts Hiway 89 on the west side of the hiway one mile north of the town populace. This property, currently run as a retreat and cattle ranch, is prime for resort development. The Ranch s elevations range about 6,100 feet, in the vicinity of the Hiway, to about 7,700 feet at the mountain peaks. The land is located on the south side of the canyon, and is bordered on the South and East by BLM [Federal] and State land. Water rights total 3.2 acre feet and are addressed in section 5. The land lies partially within the Town limits of Glendale and one of the Town s water wells and tanks are just a few hundred feet from the ranch. 6 water lines are located in the main Lydia s road. This incredible parcel of land has features ranging from Lydia s Creek frontage, pond and pasture land to high pines in mountain topography. The views from River Ranch are limitless including the famous Pinks sandstone formation made famous by Bryce and Cedar Breaks National Monument. 7 River Ranch Water Rights Right number Total water rights: 3.2 acre feet

8 Utilities River Ranch is serviced by the following utilities: Water - Any or all of the 3.2 acre feet of water may be converted to underground wells with the State of Utah, Division of Water Rights determining the percentage of convertible right. In addition to the existing water rights, the Town of Glendale has a well located near the ranch and water lines running a distance of about one mile in the main road parallel to and within a few hundred feet of the property. Hookups are currently available from the town by paying a $2,500 per connection water fee. Glendale Town must approve all development proposals and may require additional funding for water. Installation of the meter and box typically runs about $500 per hookup. Power - Garkane Power supplies electricity with power lines running a distance of about one mile in the main road parallel to and within a few hundred feet of the property Telephone - Land service is provided by South Central and runs parallel to the power. Cellular - Service available through Alltel with a signal in most of the canyon. Sewer - No sewer system extends to the ranch at this time, however septic tanks are approved subject to engineering of the system and approved percolation tests. Television - The area is serviced by both Direct TV and Dish Network on satellite systems. Internet - South Central provides dial up service or satellite service may be installed. Propane - No natural gas is available in the area, however several propane distributors service the ranch area.

9 Development Potential Nearly half of the ranch is located within the limits of Glendale Town with the remainder in Kane County. The County portion could be annexed into the town limits where utilities are located. Glendale Town must approve all development proposals and may require additional funding for water. Zoning in Lydia s is one home per 5 acres or just over 60 sites on this parcel. The land is situated on the south side of the east/west canyon road beginning at tree line and extending to mountain top. The land is suited for cluster PD type development where an acre, or less, could be deeded for home construction and the remaining land held as open space. A conservation easement could be placed on the open space to protect the natural vegetation and rock features as well as providing a tax benefit to the land owner. A deeded easement accesses the land about 2 miles up the canyon. Additional access is available near the end of the canyon where a gate enters the far western 80 acres. Utilities service all of the land within the town limits with a deeded utility easement for access and installation. Lydia s Creek runs through the west 80 acres in a meadow of about 3 acres. Improvements that could be used as an amenity for the PD include: stream frontage, 3/4 acre [22 ft deep] fishing pond with rock spillway, barn/shed constructed in 2002, spectacular rock cliffs, a deep canyon [Ben s ] and tall pine and junipers. Other vegetation include red leaf maple, pinion, white pine, oak, ash, black brush and cottonwood. Views from the homesites to the lush green valley floor spotted with ponds are incomparable. River Ranch would be marketed to clients from Las Vegas, St George and to the tourist trade world-wide. River Ranch sits in the very heart of Country with Bryce, Grand, Lake Powell, Brianhead Ski Resort and Cedar Breaks all within just over an hours drive and Zion Park, Coral Pink Sand Dunes and Grand Staircase just minutes away.

10 Price and Terms PRICE: River Ranch is being offered for sale along with the assets described in this brochure for the sales price of Nine Hundred and Ninety Eight Thousand Dollars $998,000. TERMS: Seller will finance the sale via a trust deed and trust deed note at nine percent [9%] interest with a minimum down payment of thirty five percent [35%] for a ten [10] year period with bi-annual payments and balloon payment in 3 years.
