3 Harvest Neighborhood - Section The Harvest Concept 1.1 Introduction Within the Preserve Community, Harvest is a unique residential development concept that centers around three core elements: building community, perpetuating sustainability, and healthy lifestyles. Neighborhood features and programs are designed around these core elements to define and strengthen neighborhoods and create a sense of place. Through thoughtful neighborhood design and a unique landscape concept, Harvest harkens back to Chino s agrarian heritage where communities gathered to celebrate the anticipation of spring, summertime, fall harvesting and winter. An integral part of Harvest involves community open space areas that introduce orchards, flower gardens, edible landscaping and neighborhood or central gardens within the developments as unifying thematic elements. These elements support healthy activities and lifestyle choices centered around the growing, preserving and celebration of locally grown food produced within the neighborhoods. Community gardens in Harvest are integrated into the development, and designed to educate residents on the benefits of healthy fruits and vegetables, and how to interface with edibles surrounding their homes. Through its design, Harvest encourages interaction and community connectivity to optimize use of public spaces, parks, trails, bikeways and other community amenities, promoting an environmentally and socially healthy neighborhood. 4 Harvest Neighborhood - Section 6 Common spaces will have a greater emphasis on utilization of landscaping, orchards and gardens within the community as viable food resources and aesthetic amenities. Gardens that have ever-changing flower and foliage displays suitable for cutting and making flower arrangements, vine and shrubs will attract hummingbirds and butterflies, multi-season foliage, herb, vegetable, and fruit-producing landscape will bring learning and living health into the neighborhood living environment for a sustainable perspective on community. 1.2 Purpose of this Section The standards of this Section establish design standards and a plant pallet available for use within the Harvest neighborhood, in addition to the standards established by this document for the Preserve community. 5 Harvest Neighborhood - Section Preserve Harvest Fee Simple Lot Standards The following Tracts in The Harvest Neighborhood have Front Lot Lines that are located at the face-of-curb (Tracts 18479, 19935, 19936, & 19953). Required Front Yard Setbacks for these Tracts shall be measured from back-of-sidewalk (or 12-0 from face-of-curb) to appropriately conform to the setbacks as depicted on Table 3 in the Preserve Specific Plan. The Minimum Lot Coverage shall be calculated as 60% of the Area from back-of-sidewalk (or 12-0 from face-of-curb) to rear property line as shown on the exhibit below. Except as identified in this section (Front Setback and Lot Coverage), all Setbacks and Requirements of Table 3 - Low Density Residential shall apply.
